Philip A. Raices I bet the views are amazing from the upper levels. Congratulations on this listing.

Hey George,
The views are exceptional. However, there are 17 other 1, 2, and only four 3 BR apts for sale in the development. Mine is the lowest-priced 3BR unit. Many units are overpriced and are languishing on the market for 3-6 months, and activity is much slower. I will keep my fingers crossed and pray. Congratulations will be due when I have a closing, lol
Congratulations on the new listing and hopefully the open house event this weekend will be a success, and the prospective new buyers come in to appreciate it.

Hi Ed,
Thanks! I am concerned as there are many 1, 2 and some 3BR units that have been on the market for 3-6 months. Current overpricing is creating a severe lack of demand. My unit is the lowest-priced 3BR, so we'll hope for the best.
Good Friday morning, Philip. Best wishes for a successful open house and a very productive weekend.
Thanks, Roy! Luck=timing, but there are too many units sitting vacant right now due to prices that do not make sense! Mine is the lowest price 3BR. Traffice is down, but I am hoping for some buyers/lookers to come.
Hello Phillip - good luck with your Bayside New York open house event Sunday. The features and amenities of the building are impressive.
Hey Michael,
It is a well-maintained development with great amenities. We had 2 serious buyers show up. However, there are 17 1,2 and a few 3BR units available. I am hoping for offers before the end of Sept otherwise a price adjustment will be necessary.
Sounds like a wonderful condo that's sure to draw plenty of interest. Hope your Open House brought you a buyer!
Hi Debe,
It is a coop, and I wish it were a condo, as I believe it would have been sold already. There are 17 1,2, and 3 BR units available. If no offer is provided by the end of Sept, a price adjustment will be needed. It's all about the price and financing costs today. Fewer buyers can afford the overall costs of purchasing. However, demand on Long Island is still pretty strong as long as the property is priced according to the comps.
