The Oceanside housing market continues to change. This market report does not include private sales, mobile, or multifamily housing (information is taken from the MLS and believed accurate when this report was written but is not guaranteed).

There were 147 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 7 fewer sales than in July. Here are the details:
Single Family Homes Sold
104 (down by 4); 31 Average Days on Market; Average Sales Price was $1,070,136 (up 1%); the Average Sales Price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
43 (down by 3); 41 Average Days on market; Average Sales Price was $667,388 (down 11%); the Average Sales Price was 97% of the original asking price.
Overall sales volume for August decreased from last month. There were 4 fewer single family detached home sales, while condo, townhome and duplex sales decreased by 3. The average sales price was slightly higher for single family homes, but lower for condos, townhomes, and duplexes. Sales prices ranged from $310,000 to $5,775,000.
The average time on the market was the same at 31 days for single family homes, but was longer for condos, townhomes and duplexes. 32 (22%) of the homes went pending in 1 week or less.
While many of the home buyers negotiated their home purchase prices, 39% paid asking price or higher about the same as last month. The median sales price of single family homes was 1% lower than last month, at $922,500. In contrast, the median price for condos, townhomes and duplexes was 6% higher at $635,000.
There were 18 homes with an Active Under Contract status, compared to 24 last month. These homes are considered active listings and are included in the following statistics, but some may not allow further showings or accept back-up offers.
At the end of August there were 385 Oceanside homes for sale, compared to 412 last month, a decrease of 7%. August home prices ranged from $265,000 to $8,500,000 (with a 1/10 fractional ownership property listed for $130,000).
As a result, there is a 2.3 month supply of single family homes (down from 2.5 months last month) and a 3.1 month supply for condos, townhomes and duplexes (down from 3.4 months last month). This is based on the rate of sales over the last 3 months.
The Oceanside market remains a seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a strong seller’s market for single family homes.
167 Oceanside homes were listed for sale in August, compared to 195 last month. The number of Oceanside homes going pending also decreased modestly, from 97 in July to 92 (excluding the homes that closed in August).
