Is Co-op Living Right for you? Inside 11 Slade in Baltimore.

Have you ever wondered what co-op living is really like? Could a co-op like 11 Slade be the right fit for you?

Baltimore's 11 Slade offers a unique take on homeownership, blending affordability, community, and shared responsibility. Unlike condos or homes owned fee simple (meaning you own both the house and the land it sits on), co-ops give residents the chance to be part of a collective, where decisions and ownership are shared. Is this lifestyle right for you?

Three pros of living in a Baltimore co-op

Affordability: Sales prices are typically a lot lower compared to condos and single-family homes.

A move-in-ready studio on the 6th floor at 11 Slade, listed by Margaret Rome Baltimore 410-530-2400 is currently on the market for just under $65,000! This is an unbeatable price for a spacious apartment with a living room, a separate dining or bedroom, a fully equipped kitchen, a full bath, parquet floors, and a corner balcony with lovely views!

Community-feel: Residents are not just neighbors; they are co-owners, often leading to stronger community bonds.

Amenities: Residents may enjoy perks such as concierge service and community spaces.

Co-ops do have rules and regulations (just like condos do), and a board approval process for new residents. Sales can take a bit longer for that reason, but the board is part of what keeps this community strong!

Living in a co-op like 11 Slade can be a rewarding experience for the right person. It offers community, affordability, and shared responsibility.

What makes 11 Slade stand out among Maryland's co-ops (there aren't many) is its amenities that elevate daily living. Residents enjoy stylish common lounge areas, both indoors (with a fireplace) and out, concierge service for added convenience, common laundry (although some units have private laundry, or the possibility of retrofitting a washer/dryer), guest parking, and multiple, newly replaced elevators. The monthly co-op dues not only include utilities but property taxes as well.

For the right buyer, 11 Slade is more than a home; it's a lifestyle!

Wow, $65k???!!! That's crazy. Even if it's like the insane requirements I tend to see on 5th ave or Park Ave - (3x the purchase price liquid, etc)- it would still be less than a down payment would be here.

Yes, it's not a typo 😀This studio at 11 Slade is just 65K! Quite a steal! Co-ops are not very common here, unlike in NYC! Perhaps you should send a bargain hunter our way, Adam Feinberg! Thanks for stopping by!

Hello, Andrea. This is a very clear and concise explanation of co-op living. Highlighting the affordability is so important, especially with prices rising. A sub-$65,000 studio is an incredible value! This type of community is a fantastic option for the right buyer. Great job outlining the pros and cons.

Thank you so much, Dennis Neal! Co-ops aren't very common around here, so buyers ask quite often what the difference is to a condo, or why it costs so much less! Also, hoping to find the perfect buyer for this studio for sale at 11 Slade!

Hello Andrea - "choice" of many different kinds are individual.  What is right for one may be wrong in ways that are different yet similar for others.  Nice of you to give another shout out for this listing of the co-op for sale by Margaret Rome Baltimore 410-530-2400.

Co-ops aren't for everyone, but this darling gem of a studio is just the perfect fit for someone! Thank you, Michael Jacobs

Right?! There isn't much for sale below 100K to begin with. And this studio is in a great building/community! What struck me the most when I toured it with Margaret was how very well-maintained the whole building is. I also loved the view from the 6th floor! Thanks, Kat Palmiotti

Good morning, Andrea... that's really all I knew coming from NY City--coop living. Coops made up the majority of our housing stock in Manhattan and they were not cheaper than other kinds of real estate. This little coop priced at $65K should sell quickly at that price.

Andrea Bedard hi Andrea... I don't know that we have more than a couple of coop buildings here in Charlotte. And in NY City they were 95% of my sales.

It's so interesting to me how different Real Estate is in different parts of the country, Nina Hollander, Broker. There aren't many in Maryland: 11 Slade in Baltimore, the co-op in Greenbelt (close to NASA), and another lux high-rise in Bethesda are the few that come to mind. None of the others will have a pricetag well below 100K! This studio at 11 Slade is a steal!

Andrea Bedard,

I love what you did with this studio coop. Eleven Slade is the only coop we have in all of Baltimore County. And it is a great deal for a single person, a professional student needing housing for a few years, or a parent who wants company and security.

I have not dealt with any co-ops during my time in real estate, but it certainly seems like they have their place!

Andrea Bedard we don't have any co-ops in my area, so I am not familiar with them, but this sounds like an excellent opportunity for the right Buyer.

Hi Andrea Bedard Is the reason the price seems very low because in a co-op you're buying a share instead of the property itself? That's how it works in Massachusetts

Jun 13, 2026 03:46 PM
Andrea Bedard

That's how it works in Maryland, too, Doug Dawes! But we don't have many coop opportunities. Living at a coop like 11 Slade beats renting an apartment any time!
