Teaching Real Estate the Family Way: Floors, Paint, and Legacy
In our house, real estate isn’t just a career—it’s a family sport. While most kids spend weekends glued to screens, my crew is learning how to create wealth one property at a time.
Meet the team:
Kelvyn (oldest) – He started by helping me rehab properties and quickly became a pro at flooring. Vinyl plank, hardwood—you name it, he can lay it down like a seasoned contractor. Now he’s hunting for his first duplex to house hack.
Liza (middle) – Future short-term rental queen. She’s been saving for her first vacation property and already handles detailed painting and final cleanups like a pro.
Zairon (youngest) – Our BRRRR strategist in training. He crunches numbers, paints like a champ, and makes sure every final walkthrough sparkles.
Quan and Than (family friends and young adults) – They’ve already purchased two properties together, proving age is just a number when you’ve got drive.
If you could see them suited up in Tyvek suits and respirators, pulling insulation or perfecting trim paint, you’d know this isn’t a “pretend help Dad” operation. It’s real on-the-job training—OJT the Vazquez way.
Why Start Kids Early
Hands-on learning beats any textbook. Negotiating, running numbers, and even cleaning baseboards teach confidence, responsibility, and money smarts that will last a lifetime. My kids know what cash flow means and can calculate a cap rate faster than most new investors.
Our Family Routine
Walkthrough Wednesdays – We inspect properties together and hunt for red flags.
Math at Dinner – Cap rates and rent multipliers replace flash cards.
Weekend Warriors – Demolition, painting, and detailed cleaning turn into team bonding.
Negotiation Nights – We role-play offers so they learn to talk to sellers and walk away if the numbers don’t work.
These moments build more than a portfolio. They build character, creativity, and a sense of ownership in our family legacy.
A Challenge—and an Invitation
Real estate isn’t just about money. It’s about freedom and creating options. Whether my kids stick with investing or choose other paths, they’ll carry these lessons everywhere.
If you’re a parent investor, consider letting your kids shadow you on a project. Give them a small task, celebrate every win, and watch their confidence grow. The earlier they see how wealth is created, the faster they’ll believe it’s possible for them.
