Especially if the homeowner has little or no equity or maybe the house is paid off or has high equity and they want too much.

I'm currently dealing with a referral arrangement where the other party isn't willing to pay me. Seems they think it was a lot of work, and they deserve it. I will make sure he honors our agreement. Too bad, too, because he lost out on additional referrals in the future. Not a smart move, and it speaks volumes about one's character.

I always enjoy sending referrals out to trusted agents, and I am always on the lookout for referrals that I can send you, although I have yet to come across one, haha.
Referrals are always welcome.
New business is better when the new client comes with the strong endorsement of a referral partner.
