Busting the Myth That “Photos Don’t Matter” in Real Estate

Summary

Great media—photos, videos, virtual tours—can make or break your home sale. High-quality visuals attract buyers, boost interest, and increase ROI.

Introduction

Ever heard someone say, “Photos don’t matter”? That’s one of the biggest myths floating around in real estate. The truth is, your media—photos, videos, virtual tours—can be the secret weapon that either seals the deal or leaves your listing sitting on the market. Good media isn’t just about looking pretty; it’s about creating trust, sparking interest, and ultimately, getting top dollar for your home.

Let’s dive into why quality media is a game-changer and how it can boost your sales in real, tangible ways.

The Power of First Impressions

Think about the last house you looked at online. Did the photos make you want to see it in person? Or did they turn you off? First impressions matter, especially in real estate. High-quality photos showcase the home's best features, making rooms look spacious, bright, and inviting.

For instance, a well-lit shot of a cozy living room can evoke feelings of warmth and comfort, encouraging buyers to reach out. When your media is dependable and creative, it instantly elevates your listing’s appeal and helps you stand out in a crowded market.

Real-Life Examples That Speak Volumes

Here’s a quick story: I once photographed a modest home that had great bones but lacked visual appeal in its listing photos. The seller initially thought camera quality didn’t matter much. But after investing in professional photos, the home received double the viewings within days. Buyers saw its potential through the clear, vibrant images. As a result, it sold for 10% above asking price in just a week!

Similarly, short videos and virtual tours create a more personal experience. A client of mine added a virtual walkthrough to their listing, and the feedback was overwhelmingly positive. Buyers appreciated being able to explore the space remotely, which increased their confidence and interest. These media tools make buyers feel like they’re already there, which speeds up the sale process and boosts ROI.

The Impact on Buyer Interest and ROI

It’s not just about pretty pictures. Good media builds trust, makes your listing memorable, and helps buyers visualize themselves living there. When your media is creative and trustworthy, it encourages more inquiries, more scheduled showings, and faster sales. Plus, homes with top-tier media often sell for higher prices—sometimes 5-10% more—because buyers see the value upfront.

Practical Tips to Elevate Your Listings

  • Invest in professional photography that captures your home’s best angles.
  • Use short, engaging videos to add personality and context.
  • Incorporate detailed floor plans to give buyers clarity.
  • Offer virtual tours for remote buyers or those who want to explore every nook.

All these elements work together to create an energetic, reliable, and innovative presentation that makes your listing irresistible.

Wrapping It Up: Media Matters More Than You Think

In the end, the myth that “photos don’t matter” couldn’t be further from the truth. Dependable, creative media is your best tool to attract serious buyers, sell faster, and get the best return on your investment. You want your property to shine and stand out—so why settle for less?

Good morning Lew Corcoran we have the tools to adjust our own photos and I see many agent who don't use them or take the time. I personally enjoy taking my own photos, I take the time to adjust the angles, if I don't like the results, I go back and retake  more photos. Worst case scenario, I hire a professional photographer.

This is so true, I used to do my own photography, but soon learned that a professional photographer can achieve better results than me. Crisp, clear images help people visualize the property and spark more interest to see it in person.

Hello Lew and photos do matter so much in our business.  I remember in the early years for me, I did not have a good camera, but saved and got one, now I let the pros do it.
