This week’s Madison County, KY real estate market update brings encouraging news for both buyers and sellers:
New Listings: 31
Sold Listings: 23
Median Sold Price: $277,339
Average DOM: 42
Sold-to-List Ratio: 97.96%
From a professional perspective, the 42 days on market is notable. It reflects a shift from the frantic days of 2020–21 to a steadier pace where buyers can shop strategically and sellers still enjoy healthy demand.
The 97.96% sold-to-list ratio reinforces that homes are priced right and buyers aren’t aggressively undercutting. Sellers are setting realistic expectations, and buyers are meeting them.
Inventory is moving and replenishing at the same time, thanks to 31 new listings and 23 sales. That turnover is the definition of a balanced market.
For those of us in real estate, this is the type of environment where skillful pricing, staging, and negotiation make a real difference.
If you’re in Madison County—or curious about homes for sale in Berea KY—I’d be glad to share insights. What trends are you seeing in your local market?
