Keeping and filing important documents while living in your home can pay off when you go to sell. Serious buyers will ask questions about your home and your property.
Being able to answer a few questions can go a long way in assisting your Realtor in marketing your home and in keeping the interest of your buyer.
Here are 10 questions your Realtor will probably ask you when listing your Southwest Missouri home:
1. How much do you pay in property taxes? Do you have a copy of last years tax bill?
2. How much does it cost to heat and cool your home? What do you pay a year for propane? What do you pay a month for electricity?
3. Is your propane tank owned or leased? If it is owned, do you have a receipt?
4. How old are the appliances that stay with the home?
5. Are the appliances still under warranty?
6. Is the roof, siding, central air under warranty? If so, is that warranty transferable?
7. Do you have garbage service? If so, who provides your garbage service? Do you recycle?
8. Where does the bus stop? How far is your home from the school?
9. Who provides your home owners insurance? Have you ever filed a claim?
10. Are you on a public or private road? If you're on a private road, is there a road agreement?
Bonus: Have you had any other major repairs done during your ownership? Do you have receipts? Do you have diagrams or other pertinent information?
Having information readily available to your Realtor and to your buyer, will help buyers make a decision on your home - Is your property the right fit for them?
