What is included in a mold inspection and assessment?

Following the standards set forth by the Indoor Environmental Standards Organization (IESO), IMS, ESA IAQA and other accredited environmental organizations INDOOR MICROBIAL SPECIALIST (IMS) offers the following proven approach to ascertain  the source of the moisture/mold if possible, delineate the extent of the organic microbial problems (Mold), and most importantly provide recommendations to correct the mold problem:

  • Interview the occupants to discuss their mold issues and their concerns.
  • Conduct a visual physical examination, taking digital pictures and infrared images as warranted of areas of concern.
  • Collect moisture readings and conduct moisture mapping as warranted.
  • Record the relative humidity and temperature.
  • Based on the information collected from the client/occupants, size and configuration of the property and our visual assessment, IMS will determine the locations and the number of samples to be collected to be able to determine the extent of the mold problem.
  • Send the mold samples to an AIHA accredited laboratory via overnight courier for microscopic examination to determine the types and concentrations of mold spores (counts/m3).
  • Receive, interpret, and analyze the mold lab results the next business day.
  • Prepare a comprehensive mold assessment report based on the visual assessment, data collected, complaints of the client and the mold lab results. The report will identify the source of the mold if possible, delineate the extent of the mold problem, and provide conclusions and recommendations) for correcting the mold problem. Pictures of areas of concern, the lab mold testing results, and a floor plan delineating areas of concern (if warranted) will be included with the mold assessment report. The completed mold report will be emailed to the client within 2 - 3 business days of our site visit.

If mold remediation is recommended, IMS will be happy to discuss and develop detail mold remediation protocol to be follow by a mold remediation company.

 

IMS does not hold a financial interest in any remediation company, as that would be a CONFLICT OF INTEREST. As regulated and licensed by the State of Florida, a company must operate either as a mold assessment company or a mold remediation company, not both.

 

After the mold remediation company has completed its work (but before payment is made to them), IMS strongly recommends that a Post Remediation Test (also called a Clearance Test) be performed to confirm that the mold remediation was successful. IMS will provide a PRV report and a Certificate of clearance if the PRV passes (checks and balances).
