To make a 1-hour open house truly effective, start by promoting it early and consistently across social media, email, and listing platforms. Emphasize the limited time to create urgency. Choose a time that aligns with when buyers are most available, like late morning or early afternoon on weekends, and avoid scheduling during major events or holidays. EXAMPLE: Saturday 11:00am- 12:00p or 11:30am-12:30pm
Before the open house, ensure the home is spotless, decluttered, and staged to impress. Use natural light, open curtains, and add inviting touches like fresh flowers, a subtle scent or soft café music in the background.
During the open house, greet visitors warmly and offer a quick overview of the property. Have printed flyers or brochures ready, and use clear signage outside to guide people in. If you expect a crowd, consider having a colleague help manage the flow and answer questions. You can also use a tablet or QR code for sign-ins to collect contact information efficiently.
From my experience most buyers that come to Open Houses don’t want to provide any of their information. You can have small very inexpensive goodie bags and give to them and thank them for coming. The goodies should have your information on it, if they are really interested in working with you, they will call you
After the event, follow up quickly with attendees to thank them, share additional details, and gauge interest. Let the seller know how it went, including visitor count and feedback.
