To make a 1-hour open house truly effective, start by promoting it early and consistently across social media, email, and listing platforms. Emphasize the limited time to create urgency. Choose a time that aligns with when buyers are most available, like late morning or early afternoon on weekends, and avoid scheduling during major events or holidays. EXAMPLE: Saturday 11:00am- 12:00p or 11:30am-12:30pm

Before the open house, ensure the home is spotless, decluttered, and staged to impress. Use natural light, open curtains, and add inviting touches like fresh flowers, a subtle scent or soft café music in the background.

During the open house, greet visitors warmly and offer a quick overview of the property. Have printed flyers or brochures ready, and use clear signage outside to guide people in. If you expect a crowd, consider having a colleague help manage the flow and answer questions. You can also use a tablet or QR code for sign-ins to collect contact information efficiently.

From my experience most buyers that come to Open Houses don’t want to provide any of their information. You can have small very inexpensive goodie bags and give to them and thank them for coming. The goodies should have your information on it, if they are really interested in working with you, they will call you

After the event, follow up quickly with attendees to thank them, share additional details, and gauge interest. Let the seller know how it went, including visitor count and feedback.

As always be wise and prepared for any circumstances, let friends and family know your location.

I started doing 1-hour Open Houses about a year ago within my market area. It has been beneficial to me and my customers. I hope you will give it a try and be successful.

Good morning, Katina... I almost never hold open houses. One reason is that my clients don't want strangers wandering through their homes. Another is that most of my listings sell before I have a chance to promote an open house. I've been a proponent of short open houses for a long time... I've found that you tend not to get more people in just because you sit there for three hours. Really interested people will come whether it's one hour, two hours, or three hours.

Nina Hollander, Broker I have done two on vacant homes and one on an occupied home, but the seller didn't mind staying in the camper for one hour. So it all depends on the Seller and location. I keep the open houses very local:)

Do you do this?  It seems like such a cool idea, but I have never done it myself.  I have never been big on open houses.  I think that Margaret Rome Baltimore 410-530-2400 has done this, or at least something similar.

Katina Hargrove 352-551-0308 - Good luck! I hope the 1-hour Open House is successful. Hopefully, all the people that need to see it will have ample time to view it to make an educated decision. During the Seller's Market in TX, people were fighting to get inside, and agents were locking the doors. I hope people/agents will be nicer in FL.

Patricia Feager last Saturday I had a couple come as I was locking up. I had to reopen because they had come from an hour away and explain the traffic being bad. They actually stayed an hour looking, they did not make a decision, but did tell me to stay in touch with them. They did provide me with their contact information.

1 Hour Open Houses are common here. The issue I usually have is that they are almost entirely held across the city on Sunday from 12-2pm. So if you want to view 4 apartments- and 3 of them are from 12-1pm and 1 is 1-2pm- odds are you aren't making it to at least 1 of the open houses in that 12-1pm slot while the 1-2pm slot is no problem. This might not be an issue in your market- but since it's so routine here, it's one of the challenges we tend to have here.

Adam Feinberg when another agent does one here in my neighborhood they do it for about 3 hours. No one has been doing it here in a while because the agent has to travel about 45 minutes to an hour. The one I have been doing is just half a mile away, so I don't mind the hour Open House.

I have had many spontaneous one-hour open houses over the decades. Occasionally, I have a scheduled showing or know I'll be at the house, so I take the opportunity to turn it into a one-hour open house. I always keep open house signs with me.   I recently had a 3-day consecutive one-hour open house that was a success. That was a first for me!
