A Realtor’s Take on Looks, Listings, and a Little Bit of Logic

Let’s be honest — we’ve all heard the phrase “sex sells.” It’s the marketing world’s oldest cliché, right up there with “location, location, location.” But how much does it really apply to real estate? Can a “sexier” realtor really sell more homes?

Some people think so. After all, we live in the age of filters, branding, and endless scrolls of perfectly staged open-house selfies. The theory goes: the more polished, glamorous, or eye-catching you look, the more buyers and sellers you’ll attract. There’s even research that backs up part of the logic — a study published by the Association for Psychological Science found that listings described as “sexy” or “seductive” tend to attract more attention (yes, even for houses!).

But before you run out to buy a red power suit or hire a wind machine for your next listing video, let’s slow down.


📊 What the data says — and doesn’t

Researchers from the American Economic Association and Springer* looked into agent gender and client behavior. Their findings? Sellers often assume male agents will negotiate harder — but in practice, female agents often perform just as well or even better in certain deal situations.

Translation: clients think confidence (and sometimes looks) sell, but results don’t always agree.

And here’s the catch — no solid data says a “sexy” appearance guarantees better sales. What does move the needle? Market knowledge, communication, consistency, and genuine connection.

So while confidence and charisma can make people notice you, your skills are what make them stay.


👠 Where the line gets tricky

In markets like Los Angeles, Miami, or New York, looking polished and camera-ready is often part of the job. Buyers expect a lifestyle experience — and that includes the person selling it. But there’s a difference between elegantly magneticand questionably provocative.

If your image screams “I sell luxury,” perfect. If it screams “call me maybe,” you might confuse your clients faster than a Zestimate on a teardown.


💡 The sweet spot

Here’s what actually works:

  • Dress with confidence, not distraction.

  • Use professional photos that look high-end, not high-maintenance.

  • Build a personal brand that’s you — confident, stylish, approachable.

  • Let your expertise do the flirting for you.

Because the truth is, sex appeal may grab attention, but competence closes the deal.


🏡 Final thoughts

Yes, in a visual industry like real estate, presentation matters. But authenticity matters more. The best “look” is the one that makes your clients trust you — and that’s not something you can Photoshop.

So by all means, wear that killer outfit, flash your confident smile, and show up ready to own the room. Just remember — the real attraction is the way you make people feel about finding home.

I was working with a single female buyer and we went to view a condo where the female listing broker was wearing clothes more appropriate for clubbing than a professional environment- and my client (who at the time worked for National Organization for Women- NOW) made some comments to me that highlighted how unprofessional she thought the listing broker was being. It made the whole situation really uncomfortable for me not exactly knowing what to say or do. I can't recall what I said at the time, but the scenario played out in my head for awhile on how best to handle it in the future and I still don't have a good answer. Ultimately, my client was happy- and even though it's 7 years later- I became friends with the client, so apparently whatever I said, couldn't have been too wrong. It's one thing if the person is just naturally attractive and dressed professionally...but it's a whole 'nother thing if the attire is more fitting to go out to a nightclub.

Hi Inna Ivchenko - my perspective is that sex does sell. A home can be "sexy". I've been known to call a roof sexy.  It depends on what one is selling and what one is buying. 

I'd like to believe people need an attractive "sexy" agent to have brains and experience, too. We know that it falls short at times.

Your post is fascinating to me Inna Ivchenko (much like yourself) and makes me wish someone would really crunch the demographics as too who buys from who.

What am I saying? I would bet that sex sells to a much greater extent to male buyers age 18 to 25. Experienced & confident  agents sell better to most 2nd time home buyers and especially upper income Buyers. Again, this is just a guess on my part but I'd love to see stats that prove me right or wrong.

Smart agents adjust. A top agent here in Minot came on strong as sexy and called herself the Rockstar Realtor. She did great right off the bat but as she matured she did a great job of honing her professionalism which made builders and contractors flock to her.
