There’s nothing short about a short sale…
Back in 2006–2011, I was knee-deep in them, and wow—brutal doesn’t begin to describe it. Lenders wouldn’t take emails, so we faxed 50-page contracts at 6 a.m. before the lines got jammed. Loss mitigators quit every other week, deals dragged on forever, and somehow I still got about 70% approved (without losing all my hair, lol).
Fast-forward to 2025: I just wrapped up my first short sale in 12+ years. Shockingly smooth—approval in 15 days! The inspection revealed $20K in repairs, but we negotiated $13K off the price to cover a bad sewer line.
Funny twist: the buyer was charged $670 for deed prep and title search (normally a seller cost in Columbus). We caught it, and closed.
End result? My clients scored a great Clintonville two-unit at under market value, right next to a building they already own. Keep an eye out for the renovation at 255–257 W. Lakeview Ave.
Short sales may not be short—but this one was a success. ✅
