America's Housing Crisis Just Got Worse
 

America’s housing crisis is nothing new, but the forces behind it are changing fast. Whether you talk to first-time buyers in Washington DC or families renting in Boston or Los Angeles, the story is the same: too few homes, prices climbing, and affordable options disappearing fast. Housing shortfall estimates range from 3 to 5 million units, with Freddie Mac and Brookings both sounding the alarm.

 

Now, as the Trump Administration threatens declaration of a national housing emergency (an act that isn't likely to solve the housing crisis), there are more questions than answers. Why levy steep new tariffs on critical building materials like lumber, steel, gypsum, and even kitchen cabinets? They make building a home, or renovating one, a lot more expensive, and just when we can least afford it.

Tariff's, if used surgically, can be a great tool. This is not that. Nationally, I am of the belief that housing prices are too high by 20-25% despite shortages that have pushed up housing prices.

It varies by location, really. But overall, housing has become unaffordable for many. This year's tariffs are making things worse.

Tariffs on essential building materials hit the construction pipeline right where it hurts—cost and time. When combined with an already tight inventory and labor challenges, it’s no wonder affordability keeps slipping further out of reach for so many. Policy shifts need to address both supply constraints and cost drivers, or we’re just putting more pressure on an already strained system. Thought-provoking read! 🏡💬

Thanks Gwen! My Substack post concludes that it is a vicious cycle that will not be broken until we build with new materials. Hopefully some of the programs suggested in the post will become internationally successful and models for our building industry in the near future.

Hello Susan - the housing shortage issue has a long history.  I am hopeful that a solution is a part of our future, but I am realistic.
