I'll continue to beat the drum:

IF YOU PROVIDE UNIQUE, PERTINENT REAL ESTATE CONTENT, YOUR CHANCES OF BEING FOUND BY POTENTIAL CLIENTS INCREASES SIGNIFICANTLY.

By nature I'm an introvert.  I suspect the vast majority of engineers probably are too.
I'm not one to wear name tags and hand out dozens of business cards.  Maybe that keeps me from being some influencer, mega-agent, but I'm okay with that.

I'd much rather work more closely with smaller numbers of clients, clients that find me because of my digital presences or recommendations from past clients.

My last two closings are very different:

1.  Representing buyers for a new construction patio home build

2.  Helping an out of state seller with a relative's condo

But they both had something in common:  they found me online.

The buyers with general Cincinnati patio home searches.

The seller with a search for a specific Mason Ohio condo community (old blog posts and a current IDX page come through!).

The buyers had a specific area in mind, and new was preferred.  That narrowed it down to two possible communities.  Two meetings with different builder reps and the second community was the perfect fit:  location, floor plan, and spot on for their budget.   And bonus for a patio home, a MUCH bigger back yard than typical.

For the seller, the sale wasn't as quick or as easy as I expected, but the market turned, and turned FAST. From seller dominated to five units for sale in the same community that normally had no more than 2 at a time.  Days on market stretched, broken by a pause to install new carpet and paint that led to a cash buyer with no inspection contingency.  I put my tools to work during the listing (rehanging slider closet doors, repairing closet door hinges) and another story for another day.

But again, the content had been created and was out there to be found.  No paying a social media promoter, nothing complicated, just words on a screen providing information for those seeking it.

Answer the phone, answer emails, provide the guidance, protect their interests and achieve their housing goals.

When it's done, ask for reviews to help others find you and feel comfortable that you're the right agent for them.

From the buyers:

He walked us through the process and was a great resource as we ended up building a patio home. We can not recommend Bill enough if you are looking for a great agent!"

From the seller:

Continue to create content. Provide the service.  Ask for the review.

👏 Yes — keep beating that drum! I couldn’t agree more. I’ve seen the same thing in my own business: when you consistently create unique, locally relevant content, the right clients find you.

I’m not one for passing out stacks of business cards either, but I’ve learned that well-written blog posts, detailed community pages, and authentic local stories keep working long after I hit “publish.”

Your examples are a perfect reminder that solid digital presence isn’t about flashy ads — it’s about being findable and trustworthy when someone is searching for exactly what you know best.

Hello Bill (and Liz too) - the world is a big place made up of many sorts of people.  Some have a quantity approach to life while others pursue quality.  Of course, there can be overlapping but everyday observations can reveal where priorities play a part.

I'm not perfect about asking, and there are other times you know you did everything possible, but the client may have a different view (e.g. the consequences of bailing on a legit contract), so maybe them I don't want to ask.   But that's the rare exception.

Kathy Schowe , I suspect for some of us in the service industry, it's common for us to put all our efforts into taking care of the clients and at the same time hesitate to ask the clients to do something for us that can lead to more business.

I just received my first bad review ever, and it's not even someone I represented.  It was a buyer on a transaction that I represented the seller.  

I need to improve at asking clients for reviews.  I usually do, but there are a few recent transactions that I have forgotten to do so.  

I imagine all of your reviews are wonderful.  Your clients are lucky to have you!

I believe anyone who works closely with their clients, answers their calls and questions, and is there when help is needed proves they really, really care. That is who I want to represent me in sales or in the medical profession.

I tend to look at it this way.  If I can't sell their home today, what CAN I do?  Communication is easy, and costs nothing but my time, so keeping the client informed as the market shifts just makes sense.  A lot of my clients tend to be data driven types, so give them the data and they'll understand what is happening and why.

Thanks for the Tude feature!  Over the years I've found myself doing some tasks I would have NEVER expected to be doing when I first entered the business, and learning things I'd have never expected to learn.  20+ years later my physical and mental tool bags are fully equipped :)

Brian England , I think people get more results from blogging than they may realize.   If you're writing the type of content that can get found by a home buyer or seller, they may not make it apparent where and how they found you, but it could very well be a blog post from 2014 that still ranks for long tail keywords.

Hi Bill- I remember when you began targeting the patio home communities in your area and look how it's grown. If you think about how most of us read the reviews of restaurants, stores, medical professional, etc before we consider using them, why not ask for a review?!   I had my hair cut last week and within hours I had a text asking for a review.

I've noticed more and more of the automated review asks (medical offices, etc.).  I read reviews, tend to parse out "well that person was the idiot, not the product" and look for the negatives that seem legit.  Sometimes it steers me clear, sometimes I don't see enough to take me away from my choice.
