Real Estate Market Trends for Addison TX:  September 2025

 

Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 57 homes, compared to the 53 active listings at the beginning of last month. Fifty one are pre-owned and 6 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 24 single family homes (ranging in price from $470,000 to $4,395,000)
  • 15 condos ($172,400 to $559,000)Addison TX home in Oaks North Subdivision
  • 18 townhomes ($415,000 to $823,000)

Forty two of the 57 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 93 days, as compared to 79 last month. The median number of days on the market is 91 days, compared to last month's 74 days.  Homes are taking longer to sell.

Properties Scheduled to Close

There are 7 homes in the pending status (waiting to close), compared to the 12 pending homes last month.  Three are new construction townhomes at The Reserve. The average number of days on market for all these pending homes is 69 days, with a range of 14 to 196 days. Last month, DOM was 98 days, with a range of 1 to 670.

 Sales

There were 17 closings in September and 9 the previous month. The average list price to sold price ratio is 99.1%, compared to the 98.4% last month. Five sold at asking price and two sold above.

Pre-owned homes: The median number of days on the market for the 15 pre-owned homes that sold was 25 days, while the previous month the median was 44 days. The average number of days on the market was 49 days. The range in September for the previously owned home was 1 day to 190 days. The average price per square foot of all previously owned homes sold is $264.78, up from last month's $258.82.

New construction homes: 1 newly built townhome at Addison Grove closed. It was on the market for 670 days and sold for $800,000 for a 3 bed, 4.1  bath townhome. Also, I newly built townhome at The Reserve in 1 day, for $659,000. It’s a 4 bed, 3.1 bath home.
