I'm hoping it's a sign of some pricing reality finally sinking in, but it's hard to tell for sure because inventory is decreasing yet again. We definitely need more homes to hit the market before we can call it a trend.

Hmm, I recall previous market reports showing average selling price above 100% of list price, but now I see it drop below that.  That is still very close to list price, so I don't think that things are slowing down at all in the Whitman real estate market.
