Should Home Sellers Decorate Their Homes for the Holidays?

When the holiday season rolls around, many homeowners find themselves wondering whether they should decorate while their home is on the market. After all, festive decorations can make a house feel warm and inviting—but they can also distract buyers or date your real estate photos.

If you’re planning to sell your home during the holidays, it’s possible to strike the right balance between celebrating the season and maintaining broad buyer appeal. As a real estate agent with local market and marketing expertise, here’s what every seller should know about home selling during the holidays and how holiday décor fits into the equation.

Why the Holidays Can Be a Good Time to Sell

Contrary to popular belief, the holiday season can actually be a great time to sell a home. Buyers who are house-hunting during November, December, and early January are usually serious about making a move. Corporate relocations often happen at the end of the year, and some buyers want to close before year-end for tax reasons.

However, fewer homes tend to be listed during the holidays, which means less competition. If your home is priced correctly and marketed well, it can stand out even more.

That said, decorating for the holidays requires some strategy. Over-decorating or using highly personalized items can make it harder for buyers to envision themselves in your home.

Decorating During the Holidays: The Pros

1. Creates an Inviting Atmosphere

Tasteful decorations can make your home feel cozy and welcoming. A well-placed wreath, a beautiful Christmas tree, or soft twinkle lights can help buyers emotionally connect to your home. When done right, holiday décor can highlight your home’s best features and make it stand out in photos and showings.

2. Showcases Lifestyle Appeal

One of the biggest advantages of decorating is that it helps buyers picture themselves celebrating holidays and creating memories in the space. When buyers imagine hosting family gatherings or decorating their own tree, it strengthens their emotional attachment—something that can lead to faster offers.

3. Works Well for Showings and Open Houses

The holidays are filled with warmth and nostalgia. Subtle scents like cinnamon, pine, or baked cookies can make your home smell inviting. A softly lit tree can draw attention to vaulted ceilings or open floor plans. When buyers walk in, they immediately feel “at home,” which is a powerful selling advantage.

Decorating During the Holidays: The Cons

1. It Can Distract Buyers

While holiday décor can be charming, it can also shift focus away from your home’s features. Buyers may be more focused on your decorations than on the property itself. Too many ornaments, bold color schemes, or oversized decorations can make rooms feel smaller and cluttered.

2. It Can Limit Buyer Appeal

Not all buyers celebrate the same holidays, and some may not celebrate at all. Overly religious or themed decorations could unintentionally alienate potential buyers. The goal of home staging is to help anyone—regardless of background—picture themselves living in your home.

3. Real Estate Photos Can Become Dated

This is one of the biggest drawbacks. Holiday decorations timestamp your listing photos. A home photographed with a Christmas tree or menorah will look outdated by January, February, or March, even if the property is still available. Buyers who view your home online weeks later might assume it has been sitting on the market for too long.

For that reason, professional listing photos should never feature holiday décor. If your home will be photographed in late November or December, it’s best to decorate after your real estate photos have been taken.

4. Decorating Can Make Moving More Stressful

Selling a home is already a lot of work, and the holiday season can add to the stress. Putting up and taking down decorations requires time and effort that might be better spent preparing your home for showings or packing for your move.

Tips for Holiday Decorating While Selling

If you decide to decorate while selling your home, moderation and neutrality are key. Here’s how to do it right:

Keep It Simple

Less is more when your home is on the market. Choose a few understated decorations that complement your home’s color scheme. A classic wreath, garland on the staircase, or white lights outside can add a festive touch without overwhelming your space.

Avoid Personal or Religious Themes

Keep your décor secular and neutral to appeal to all buyers. Stick with winter themes like pinecones, candles, greenery, and metallic accents instead of overtly religious symbols.

Match the Style of Your Home

Your holiday décor should enhance your home, not clash with it. For example, a modern home might look best with minimalist silver and white decorations, while a traditional home might shine with greenery and warm tones.

Mind the Scale

Oversized trees or decorations can make rooms appear smaller. If your living room is compact, consider a slim tree or tabletop version. Make sure furniture and pathways are not blocked—buyers should easily move through each room.

Don’t Block Key Features

Avoid covering fireplaces, built-in shelving, or large windows with decorations. Buyers should clearly see your home’s architectural highlights, not just your seasonal flair.

Keep Curb Appeal in Check

Outdoor lights and wreaths can be tasteful, but avoid inflatable displays or excessive lighting. Remember, buyers often drive by before scheduling a showing. You want your home to look elegant, not distracting.

Remove Décor Before January

Once the holidays are over, take down decorations right away. A house still decked out in mid-January gives buyers the impression that the property isn’t being actively maintained.

Marketing and Photography Considerations

From a marketing perspective, timing your listing photos correctly is crucial.

  • Do not include holiday décor in your MLS photos. As mentioned earlier, this will date the listing. If your home doesn’t sell before the holidays end, you’ll need new photos—which can delay your marketing timeline and increase costs.

  • Schedule your professional photos before decorating, or temporarily remove decorations for the shoot.

  • Keep your staging neutral so your home looks timeless online.

When it comes to digital marketing, first impressions matter. Most buyers see your home for the first time through listing photos. You want them to focus on your spacious kitchen, natural light, and updates—not your holiday stockings or menorah.

Balancing Celebration and Sale

You don’t have to skip the holidays altogether just because you’re selling your home. The key is finding the balance between festive and market-ready. A few understated decorations can make your home feel inviting, while too many can distract buyers.

As a real estate agent, I often recommend treating holiday décor like any other form of staging—strategic, neutral, and appealing to the widest audience possible.

If you’re unsure how much to decorate, your listing agent can offer tailored advice based on your home’s layout, your target buyer demographic, and the local market.

Final Thoughts

Selling your home during the holidays doesn’t mean you have to give up your holiday spirit, but it does require a thoughtful approach when preparing to sell. Go ahead and decorate—but keep it simple, neutral, and timeless. Most importantly, make sure your real estate photos are taken before the decorations go up.

That way, you can enjoy the holidays while keeping your home selling strategy strong and your listing market-ready all season long.

Hello Michelle - how we live in our homes involves personal expression.  When a homeowner decides to sell that property, it becomes a house for sale in the eyes of a potential buyer.

That doesn't necessarily mean all personal expression needs to disappear but, you make an excellent point of scale in this post.  I think many of us can recall when decorating of all types seems to have gone out of control.  It's one thing when it comes to seeing it during any holidays - it takes on a different perception when considering real estate marketing.
