My phone rang. An old friend said, "I am moving to a sunny climate and was wondering if you would meet me for lunch as I have something to talk to you about." My client was also a Real Estate Broker, but he was not very active in other areas except for investing.
He owned forty-five rented townhomes in our area, which he wanted to sell as the leases were due within the next few years. He needed someone to collect the rents, and he had people to fix whatever was wrong if something broke or needed repair. He wanted to know if I would be interested, as I was one of the only people he trusted to do the job.
I would have to make arrangements to have the houses painted and recarpeted if I saw it was needed. He had a list of vendors he used, along with the new locks and any other items I thought were required. He knew I would ensure it had the proper exposure on the internet and the MLS, and I would keep him informed along the way. Take care of the Real Estate Closings on his behalf.
The client said I could think about it and get back to him. I looked at him with a huge smile and explained there was nothing to think about. I am grateful for your consideration and excited to take on this project and to work with you. When are you planning to leave? We worked out all the contractual details.

The moral of this story is that you never know where your listing is coming from or from whom. Always be honest and fair with everyone you deal with. By the way, this was a true story.
It was a dream listing - and when I was asked at our Zoom meeting to write about a Dream Listing, this was the listing to beat. How did I get it? While showing houses, I couldn't get an appointment for this agent's listing, so I called him at home, apologized for bothering him, and explained I had interested buyers. He set up the appointment for me. I sold the house, and we became friends.
