Never Throw Rocks At An Alligator
Real estate transactions can become tedious, especially when the other side drops the ball, creating undue stress. Missing timelines? That can be the death of an under-contract status. Ignoring the looming financing deadline can tank the contract. When paperwork lapses, it means trouble's brewing.
Several other frustrating mistakes like; using outdated forms, forgoing the verification of funds, missing signatures and dates, boxes left unchecked, misspelled names, add to the mix. Failing to include which items are included in the sale, such as appliances, specific fixtures, can lead to misunderstandings.
When associates put their own interests in front of their clients, it's a fiduciary breach. It’s thought-less to leave on vacation without a head's up, then forgetting to hand over paperwork to a fellow agent. Calling the broker because messages go unanswered, no return calls or email response is the solution.
The day the Due Diligence period is set to expire, a long list of repairs is requested in an addendum, giving the seller no time to get bids on remediation. The sellers refuse to sign the addendum. The listing agent calls, the buyer's agent, in between sips of a margarita while lounging on the beach, snaps, "Tell them to sign it!"
My advice: Stay to the professional side. Biting your tongue stings and you might fantasize about sharp words but you’ll likely cross paths again. As the saying goes, "Never throw stones at an alligator because you might have to swim in the same stream again!"
