Customer Service The Way It Should Be

By

It's been a minute since I've posted, as I have been working feverishly on several commercial transactions that took a lot of focus and time. What we do in the business is so multifaceted and unique. Every transaction is vastly different.

My clients closed a multi-million dollar deal and successfully closed with Texas Title in their Granbury office. The service was outstanding from beginning to end. Not a single hiccup.

As a result of this transaction, the investors are taking the proceeds via a 1031 Exchange into another property. The Sellers of the other property insisted on using their 'preferred' title company. Fortunately, or so I thought, we have an office here from that same company.

The earnest money was collected as all understood, this local office would be able to close the second deal easily. We stayed in constant communication with the main office as well as the local one. To our surprise, I received a text from the local title company the day BEFORE the closing telling me they did not have any appointments left for this closing!

Yes, this was another multi-million dollar deal! Upon reaching out to them, they just said they were "too busy"! I was dumbfounded. In my two decades in this business, I have yet until now, had a Title Company say they were "too busy" to close a deal.

And, in this day and age, a simple solution is to hire a remote closer. They didn't even offer that service. It was strange.

I called my marketing representative at Texas Title and, without hesitation, was told, "We will be happy to step in and help". Within the hour, the closing was set! Now THIS IS CUSTOMER SERVICE AT ITS FINEST! And, this title company wasn't getting anything from this closing, yet they still stepped in!

Stepping in where and when needed saved the day for these clients. I am so thankful for the professionalism of Texas Title here in Granbury. And isn't this the way we are all supposed to be doing business? When we put our clients first, we are performing our duties in the manner that is expected.

How may I be of service today? That is the name of this game! Let's keep our customers as a top priority!

Dr. Paula McDonald, I'd be curious to know if the partners are aware that their staff is sending messages that they are 'too busy'?!  Not only does it affect their bottom line, but it also affects any future business.  Bad business practice, indeed.

Absolutely, Kelly. I did make a call to the area President to let him know this is not a good look at all for them. He was quite nonchalant about it. Might explain the trickle-down effect.

Hi Paula... I hear stories like this and the mind boggles. I've always believed that if we can put ourselves in our clients' shoes in terms of how we want to be serviced, it's easy to figure out what to do for our clients.

You are so correct, Nina. I was floored and am still quite perplexed wth the lack of service to the folks.

Too busy for something that was on the books already.   That's just nuts Paula.  Glad to hear the other company but on their big boy/girl hat and boots and got it closed for you!  Now that is top notch service! And it's what we all want our clients to experience each and every time.  Hands down!

Hi Anna. Thank you, and yes, top notch service is always key.

Congratulations on two big sales Dr. Paula McDonald ! As a remote closer I have worked with a lot of good Title companies... I wish I could say the same about half of the signing companies that hire me.

Thank you, Bob. There was simply no excuse for this treatment. I'm still in disbelief.

Good afternoon Paula,

Now that is a new one on me!! I've never heard of a title company too busy to schedule a closing! And not to offer a remote closing is just plan stupid! So glad your title company stepped and it closed it..that is customer service at it's best!

Me too, Dorie. I have never had that happen before. Scratching my head.

I have a handful of title companies I'd prefer not to do business with again based on past customer service (or lack of it) and the reason I have a preferred title company that operates similar to your preferred.  Some companies get it, others don't.   Today's "too busy" is a direct impact on ever seeing me in their office again.

Yep, and this is why we do have those who we would prefer to do business with.

Hi Paula- Kudos to Texas Title for showing how professional businesses work!  When you put the needs of your client first, you will never go wrong.

Yes, Kathy! Big kudos to them. I am still in disbelief in how this went down.

Wow I have never heard of a title company doing that before. They would not last long in our area. Hard to believe the president was not concerned about the negligence of his company.  Hopefully they will be less busy when people quit working with them.

Dr. Paula McDonald

Me either, Debra. And to top it off by having the division President be so ho hum was shocking as well.

I suspect that first title company figured it was fine and could be rescheduled. NOT! I've never had a title company that was too busy to do a closing. That's just nuts.

Oct 11, 2025 05:07 AM
Dr. Paula McDonald

Exactly, Kat! And there is NO excuse to not offer a solution that would benefit everyone.

It has been a bit, so I am glad to see you again!  Speaking of which, I haven't visited the bee channel in a long time, I should probably see if there have been any updates, haha.  I am glad to hear that you have been busy closing deals!

Hi Brian, we haven't done a bee video in a bit. We will need to do that. Hope you are doing well.

Expert guidance. Exceptional results.

That’s an infuriating but ultimately inspiring story about the vast difference between good and terrible service, Dr. Paula McDonald, and it’s truly humbling that a title company would actually say they were "too busy" for a multi-million dollar closing! Your experience with Texas Title really highlights that the gold standard of customer service is proactively stepping up to save the day, even when they aren't obligated to. Thanks for sharing this important reminder that clients should always come first!

Yes, Lew. Our clients always deserve the best from all providers.

Don’t we all wish that could be that simple!? And I think it can be, believe it or not. It’s literally not rocket science in that  sense:)

Dr. Paula McDonald

Exactly, Laura. There was a simple solution to offer a remote closer. But no, they were "too" busy.
