It's been a minute since I've posted, as I have been working feverishly on several commercial transactions that took a lot of focus and time. What we do in the business is so multifaceted and unique. Every transaction is vastly different.
My clients closed a multi-million dollar deal and successfully closed with Texas Title in their Granbury office. The service was outstanding from beginning to end. Not a single hiccup.
As a result of this transaction, the investors are taking the proceeds via a 1031 Exchange into another property. The Sellers of the other property insisted on using their 'preferred' title company. Fortunately, or so I thought, we have an office here from that same company.
The earnest money was collected as all understood, this local office would be able to close the second deal easily. We stayed in constant communication with the main office as well as the local one. To our surprise, I received a text from the local title company the day BEFORE the closing telling me they did not have any appointments left for this closing!
Yes, this was another multi-million dollar deal! Upon reaching out to them, they just said they were "too busy"! I was dumbfounded. In my two decades in this business, I have yet until now, had a Title Company say they were "too busy" to close a deal.
And, in this day and age, a simple solution is to hire a remote closer. They didn't even offer that service. It was strange.
I called my marketing representative at Texas Title and, without hesitation, was told, "We will be happy to step in and help". Within the hour, the closing was set! Now THIS IS CUSTOMER SERVICE AT ITS FINEST! And, this title company wasn't getting anything from this closing, yet they still stepped in!
Stepping in where and when needed saved the day for these clients. I am so thankful for the professionalism of Texas Title here in Granbury. And isn't this the way we are all supposed to be doing business? When we put our clients first, we are performing our duties in the manner that is expected.
