My Dream Home Listing | Tactics to Sell in a Down Market

By
Real Estate Broker/Owner with KD Realty - 408.972.1822 CA DRE#01366594

When I got clarity on the week two (October 7, 2025) Zoom Challenge “homework” to write a post about our dream home listing and list the five (5) tactics we would use to get the home sold in a “down market” I had to face the fact that I have never dreamed of listing any particular type of home or dreamed of listing a home at a specific price point.

************************

Dream Home Listing vs Dream Client

My Dream Home Listing is the home I list with my Dream Client.  It’s all about the people I am honored to work with in any market.

Living and Listing in Silicon Valley, serving exclusively San Jose and Santa Clara County, with nearly 23 years of full-time selling in the Silicon Valley real estate market, I confess that no matter the market conditions, I’ve never considered any market a “down market”.

Homes are sold in all markets. Is it a "down market" when homes do not sell within an hour of listing on the MLS?  Or are we spoiled with massive competition and multiple offers?

Do we potentially need to shift and adjust? If we are paying attention, possibly yes, maybe not. It depends on the market.  We all know real estate is “local”.  Local markets are also subject to geographic-specific areas within the market.

************************

Proven Methods to Get a Listing SOLD

1.  Clear out the "clutter" - Less is More when selling a home

2.  Clean the interior from top to bottom - professional cleaning is best.

3.  Clean the exterior from top to bottom - power wash. Make the windows shine and the landscape scream ... "Look at me!"

4.   Professional photos.  The operative word here is "professional".  This may not require hiring a professional photographer. Professional, in this context, means taking enough photos to showcase the entire home, interior, and exterior. Toilet seats must be down. The person taking the photo should not be seen in the mirrors. Pets are not allowed to photo bomb.

5.   PRICE it RIGHT! Don't be fooled, and do not fool the seller into an artificially inflated list price.  Do we need to define "artificially inflated"?  It means there is no market data, comparable home sales to support the price.  We also need to factor in the market trends specific to the area or community.

BONUS:  Get pre-sale home, termite, and chimney inspections!

************************

There is no secret sauce mentioned above. They are tried and true methods or tactics that get homes sold in my market.  Might there be a need to adjust as markets shift - Yes.

This is my week two entry for the ActiveRain Tuesday Zoom Challenge hosted by Debe Maxwell and Kathy Streib. Ladies, would it make sense to assign homework to post about our "dream client"?

Kathleen Daniels, Probate & Trust Specialist Pricing the home right is so crucial in today's market. I love the remark about not seeing the agent in the mirror and the toilet seat being down. There was a listing in my area with horrid pictures, just as you mentioned, and the price was inflated. The buyer decided he wanted to see it anyway, and it turned out nice, nothing like the awful pictures. I knew the agent told him we would offer less, and he said Go for it. If he had done what you had said, they most likely would have sold for more, in my opinion. Great post - Kathleen

Thank you, Miss Hannah Williams - these are some of the most basic things to do, yet often missed or ignored by agents who lack the skills or frankly do not care.  Some of the marketing photos we all see are shameful!

Good evening Kathleen. Five must do tips in any market to stand out from the crowd. When the market is "down" you cut a bigger piece of the pie. Your business plan does not change but you do. Enjoy you day.

Very wise and practical advice Kathleen!  Making the home shine is they key!  And knowing the market - as in really knowing the market.  And that is you to a T.

Thank you, Miss Anna "Banana" Kruchten - it is all about that "first impression" - a home can need work, yet if we showcase it well, it will sell.

Hi Kathleen- I love it!!!  And your focus on the client goes hand in hand with what is always said about real estate...it's about the relationships you build.  Selling is selling, whether or not the market is up or down.  All the things you mentioned are what you would do for all of your clients. Well done!!!

Good morning, Kathleen. You hit the nail on the head with this:  "I confess that no matter the market conditions, I’ve never considered any market a “down market”.

Homes are sold in all markets. Is it a "down market" when homes do not sell within an hour of listing on the MLS?"  I totally agree and I've long said that whatever it takes to list and sell a home is what we need to do regardless of market conditions.

Hello Miss Nina Hollander, Broker - I am not surprised that we are in alignment on this.

I have always had a similar mindset as you, since I have never felt that I was in a bad market in my area, no matter what everyone else was saying about it.  In all markets, I had no problem finding buyers a great home, and no problem selling a home that I had listed, haha.

Hello, Brian England it may take longer to get a buyer into a home in some markets versus others, yet persistence pays off. Only recently, just months ago, was I more challenged than ever to get a home sold. Yet, it sold!

Hi Kathleen! Beautifully written! I love your perspective that the dream listing is really about the dream client — it’s such a refreshing reminder that real estate is always a people business first. Your practical tips are timeless and right on point, no matter the market!

I do agree that we have been spoiled with high sales, multiple Offers and sheer over-paying to land those dream homes. Our market is definitely a great market for buyers  but, sellers are not feeling so up about not getting the $100K higher-than-list-price their neighbors got just a year ago!!

I agree Debe Maxwell, CRS - that is a bitter pill to swallow for sellers.
