If you are following the news at all, you’re regularly hearing about industries being impacted by AI.

However, one industry that isn’t always talked about as much in correlation with this topic is real estate.

At The Kay-Grant Group, we’ve built our reputation as one of the top real estate teams in Scottsdale by staying ahead of the curve in technology and marketing.

Whether it’s using social media, SEO, direct mail, or advanced data tools, our goal has always been the same:

✅ Get our listings seen before any other property online

✅ Create a smooth, efficient transaction for our clients

✅ Leverage technology to give buyers and sellers a true advantage

As a top Scottsdale Realtor, I can tell you firsthand that ChatGPT and other AI platforms like Grok, Gemini, and others are already changing how home buyers and sellers approach their next real estate transaction.

How Buyers Used to Search vs. How They Search Today

Historically, Zillow, Realtor.com, and Google were the main sources home buyers went to for their real estate needs before contacting a Realtor. Over the last several months, however, we’ve seen firsthand a number of our clients turning to ChatGPT and other AI platforms for questions like:

Google’s Old Way vs. AI’s New Way

🔍 Google’s Traditional Approach (Pre-AI Era)

  • Keyword-Based Search: Results depended heavily on exact words typed in, like “Scottsdale homes for sale” or “Top Scottsdale Realtor.”
  • SEO-Driven: Whoever had the strongest website SEO often ranked highest, not always the best Realtor or the most relevant property.
  • Generic Results: Buyers were typically directed to big portals (Zillow, Realtor.com, etc.), with fewer ways to find local experts.
  • Static Listings: Results were tied to what was already published, with no personalization for lifestyle or budget.

🤖 AI-Enhanced Search Today

  • Contextual Understanding: AI understands the intent behind a question, not just the words used.
  • Personalization: Results are tailored to the buyer’s location, budget, lifestyle, and even hobbies (pickleball, anyone?).
  • Predictive Matching: AI can highlight homes and neighborhoods that best fit the buyer’s goals, even if they didn’t know to search for them.
  • Realtor Expertise Highlighted: Instead of defaulting to the biggest advertising spend, AI is better at surfacing specialists — like The Kay-Grant Group with Optima Camelview condos, 55+ homes in Buckeye, and South Scottsdale pool homes.
  • Dynamic Insights: Buyers can instantly learn about HOA fees, utility costs, or resale values alongside the listing itself.

📊 And here’s the stat that really caught our attention:

At a recent HubSpot conference, we learned that someone who finds you via an AI-powered search is 3 times more likely to become an actual home buyer than someone who finds you through Google.

Why This Matters to Home Sellers

So you may be wondering, how does this impact me as a home seller? Think about it:

👉 If your Realtor doesn’t understand the role AI plays in the home buying process, how can they possibly optimize their marketing to ensure your specific property is showing up when buyers are searching?

As the above comparison shows, AI isn’t just looking at a few keywords; it’s analyzing the whole picture of what the buyer is asking

And yes, that absolutely impacts how your home should be marketed.

This is why our team at The Kay-Grant Group has invested in both the tools and the know-how to make sure your property stands out in AI-powered searches. From rich property descriptions that highlight lifestyle features, to enhanced visuals, to AI-optimized listing syndication — we’re making sure your home is positioned to be found by the right buyer at the right time.

The Top 5 Questions Arizona Buyers Ask (and How AI Enhances the Answers)

1. What’s the total cost of owning this home beyond the mortgage?

AI can analyze HOA dues, taxes, and average utility costs across multiple listings to provide a clearer ownership picture. This is particularly important when buying Scottsdale condos for sale or 55+ homes in Arizona.

2. How competitive is the market right now, and how much should I offer?

Instead of relying only on traditional comps, AI looks at real-time buyer demand and pricing trends, giving our clients smarter strategies when making offers on Scottsdale real estate.

3. What are the best neighborhoods for my lifestyle?

AI tools help match buyers to communities that fit their unique needs, whether that’s a luxury condo near Fashion Square or a Buckeye 55+ active adult community.

4. What should I know about Arizona-specific home concerns?

AI can scan inspection reports, permits, and imagery to flag issues like roof age or AC efficiency long before they derail a deal.

5. What’s the process and timeline to close in Arizona?

AI-driven transaction management tools anticipate roadblocks and automate tasks, leading to smoother, stress-free closings when buying or selling a home in Scottsdale.

Final Thoughts

AI isn’t replacing Realtors, but it is reshaping the way buyers and sellers search, decide, and transact. At The Kay-Grant Group, we’ve always prided ourselves on being technology-savvy, forward-thinking, and client-first.

Whether you’re buying or selling, working with a team that understands both local expertise and the power of AI ensures your next move is smarter, smoother, and more successful.

AI is going to change the way we work, specific to us as agents. AI is going to start changing the way the public discovers real estate agents not in their sphere of influence. As mentioned in the post- it will help identify agents that specialize in specific types of ways - i.e. the Scotsdale agent that specializes in investment properties. This goes hand in hand with my recent post with Raising the Bar: Agent profiles- and why agents should have their skills and services listed on their profiles in an attempt to look forward as to what expectations will be. Truth is we, as an industry, should have been doing this a long time ago anyway...but now is the time to make these changes- and it's simple and typically free to do.

I did recently read that Chat GPT subscribers listings were getting better results if the description was written by AI
