My Dream Home Listing for Q4 2025 ✨
First off, thanks to all who attended our Zoom roundtable on Tuesday. We enjoyed an insightful discussion on today's market. Most markets who were represented on the call are in a 'stale' environment and sellers are struggling with lengthy days-on-the-market and few showings.
As for Charlotte, sellers are not walking away with the sky high sales prices they were during the past 12 years. Average list-to-sales prices are no longer at 107%. They're currently at 94.9%. See graphs below to view more details of our current market data in Charlotte.
As we head into the final quarter of 2025, I can’t help but imagine what my dream home listing would look like right here in Charlotte — the city I’ve called home and served for over 4 decades now.
Truth be told, my dream home isn’t defined by square footage, a zip code or a price point. It’s defined by the people who own it. The sellers who trust me enough to take every piece of advice to heart — from staging and pricing to marketing and timing — are the ones who make selling a home truly rewarding.
I picture this dream listing as a beautifully maintained home that radiates warmth and pride of ownership. The kind of place where every detail, from the curb appeal to the kitchen countertops, reflects care and intention. But what makes it even more special? Sellers who believe in collaboration — who see me not just as their agent, but as their partner in the process.
When homeowners follow a proven plan to a T - decluttering, freshening up the paint and pricing strategically - that’s when the magic happens. The right marketing, professional photography and a super strong online presence do their part, of course, but nothing compares to having sellers who trust the process from beginning to end.

Charlotte continues to thrive as one of the most desirable places to live and homes that shine, both inside and out, will always attract the perfect buyers. The timeline may be longer right now and over-payment (significantly) in order to win the bidding wars, are behind us for now. My dream home listing will always attract a buyer.
My dream for Q4 2025? To work with another wonderful seller ready to make their next move — and together, make their “Oops, Too Late” story one to remember.

And as you can see, showings for sellers have fallen significantly.
