Ask An Ambassador: Fighting The Stigma

I'm not much of a cook beyond grilling steaks, burgers and brats.   My primary version of "cooking" is "What would you like me to pick up?".
Liz can cook well, but thanks to a cat bite that has put her right thumb out of commission for a few weeks, there's been a lot of "pick up" meals for us lately.

Fortunately for us there's a food truck that recently opened up in Lebanon Ohio called Alley Baby.  Formerly operating as an award winning restaurant closer to Cincinnati, increasing rents caused the conversion to a food truck.  I've been there A LOT over the last few weeks, and it's been interesting talking to the chef/owner and watching the changes in business as he adapts his operating hours and menu to what works best.

One of his concerns?  Is there a perceived stigma with being a food truck vs. a bricks and mortar restaurant?

And it's a concern I can understand since our brokerage is now more virtual than bricks and mortar.   

The owner of Alley Baby is doing his best to present top quality food at affordable prices.  More and more, a drive through burger meal easily tops $10.   For similar money I can visit Alley Baby and walk away with a coconut chicken taco that is a meal in itself, or get grilled vegetables and some of the best mac and cheese we've ever had, or fantastic ribs or wings.  All the food has been great, and we'll keep going back as long as we live in the area.  If there IS a stigma to being a food truck, he's got the recipe to beat it.

In our business, there can be a bit of a stigma with being a real estate agent.  Ever read some consumer threads on social media?  Public opinion of agents in general can be VERY brutal.  Many moons ago at a national real estate convention the speaker mentioned the stats on our profession's approval rating (I THINK we might have beaten politicians, but not much else), but the speaker also mentioned individuals can LOVE their agent while not thinking highly of the overall pool of agents.

So how do we beat that stigma as agents?   Just like Alley Baby, it's providing top notch product with a great attitude.   While we may not be serving up a tasty coconut chicken taco, we are serving up professionalism, local real estate expertise, communication, responsiveness, and more. so that a client knows out of the 1000s of other agents they COULD have chosen, working with the one they did choose isn't a mistake.  Do it right, and you win their business now, their future business, and their recommendations to friends and family.

Hello Bill (and Liz too) - long held beliefs in many sorts of things can be difficult to change. However, as many of us know, adjusting and adapting one's attitude and perception is a part of evolution. 

I hope Liz's bite injury heals quickly.  In the meantime, it sounds as if you have some nice dining options to try.

I first must be honest...Real Estate Agents have (in many cases) earned the stigma. IMO about 75% are great people looking to help, but 25% are SKANK. One in Four is not a good number.

I can't argue that there aren't a few bad apples in the barrel that cause all of us to get a bit of side-eye from the consumer.  I knew when I legit had a buyer for a specific community and mailed all 84 owners that most would probably go right in the trash can because of previous "I got buyers" mails sent to generate listings by other agents.

This is a great analogy Bill!  I never would have thought of it.  Food trucks are all the rage here in town and OMG some of the food  is top notch and reasonable to boot in comparison to brick and mortar restaurants.  I am a foodie  so I enjoy trying new places and recipes.  All of the chef/owners I've  met are like top producing  agents  - focused, personable and professional -  plus fun! Really fun & informative post!

Taste of Cincinnati now includes an entire section just dedicated to food trucks.  Locally I've tasted great, and I've tasted "I think this mac and cheese is just boxed Kraft".

Bill, whether it is fair or not, bricks and mortar convey a since of permanency and not having a fiscal storefront do not.  It is a stigma that is hard to overcome.

Another good analogy, Bill.  Our community has had Food Truck nights, and I see Food Truck lots too. And yes, to the stigma. It's only natural. But, as Alley Baby ...you have to show the value in your product. Overcome the stigma with a quality product. 

Hope Liz's thumb is getting better. I've had that happen, not from a cat bite but it's a pain in the...thumb!

She's getting better, I'd guess another week or two until totally back to normal.

And Alley Baby certainly provides quality product.  Wednesday and Thursday are his off days, so we'll have to wait until Friday for our next visit :)

Excellent analogy. I think the stigma about food trucks might be a local thing - I never thought much of them when I was in NY but food trucks here are quite common and very delicious. They even have Food Truck Festivals where you can vote for the best and eat all sorts of things. Also, events that are held at the Fairgrounds often include a few food trucks in attendance and the lines can be long. So here, there is no stigma regarding food trucks! As for real estate professionals, well, that's a different story.

Going back to my old Navy days, there was something called "the roach coach" that would come to be pier with snacks and stuff.  Nothing great, but when you're in port with no car and can't go far, you'll take it :)

Now, there is the equivalent of fine dining with some of the food trucks, and others that are more run of the mill.  But there are MANY of them out there if you can find them.

Liz and Bill Spear My dear friends own a store and a food truck, but they had to shut down both. The cost of the food, although delicious, is not cheap in our area. We also have Food truck festivals in our community, and wow, what fun it is to taste the delightful food. The lines are long, but I question how much consumers are really saving.  Constant contact and professionalism, hopefully, still will make your phone ring

True, food trucks aren't always going to be the cheapest option, but I'd rather pay $12 for Alley Baby's double cheeseburger than any of the chain drive throughs available to us.

Bill, With the exception of learning about Liz's cat bite, I really enjoyed reading your blog post. I hope she doesn't have an infection and that it heals quickly. A sore thumb is very painful. I don't think we think about how important the thumb is until it's injured. 

We can learn a lot about business owners when we stop to think about how well they are adapting in today's economy. I look at it this way. Growing up near Downtown Chicago, there were many vendors pushing carts, horse and buggies, and ice cream trucks too. My favorites were the steamed hot tamales and steamed hot dogs! The vendors/owners were always kind, careful when they drove (especially around children), very adaptable, kind when you didn't have enough change, and very respectful to their customers. I guess that's why they stayed in business so long! 

Yes, America has evolved a lot since those days, and we have become spoiled with brick-and-mortar restaurants but quite frankly, I have yet to return to one of those restaurants I used to love to visit before COVID without feeling disappointed in the quality of food and the PRICE! 

The man you described sounds like someone who really does believe in his products, produce, meats, and vegetables. Plus, he offers a variety. I look at this way, and please feel free to share with him my opinion. Gen Z's are used to being spoiled and for them, buying food out of a truck may be a completely new and fun experience! They don't even have to tip, like you do in a restaurant anymore. If I were a Gen Z, and never experienced the food truck, I'd be there all the time!  I would like that one-on-one when it's my turn. Also, I would appreciate not having to watch a bunch of people sitting at tables in a restaurant staring at their phones! And most of all, I would be thankful if the wait staff didn't have to hover over me when I get my check to decide in that moment what tip to leave. I find that behavior very rude. 

Do I think the business owner needs to feel he is being stigmatized? No! Not at all! He is no more stigmatized than real estate agents who now work at home, in their car, or on the road rather than inside a brick and mortar. I believe, in time, those brick and mortars will tumble or go vacant because of taxes, insurance, maintenance, and liability.

Patricia Feager , no doubt, not having normal function in a thumb makes one realize just how dependent we are on them.  She did get an infection and a few courses of antibiotics needed.   Almost back to normal!

As far as food trucks, a guess a lot depends on where one grows up.  For me, no food trucks or carts in our little Southern town, so for the most part the concept was something I didn't encounter until after we moved to Cincinnati.   The trend has exploded in the last 10+ years and there are some amazing specialty food trucks out there.   There's the usual hot dog/burger places, and taco trucks, but you can find German specialty, Korean BBQ, and we recently had an Indian food truck at the gas station parking lot at the top of our street.   We enjoy the variety and the lack of hassle when it comes to cooking.
Alley Baby has some picnic tables around their truck, and this time of year the weather is perfect for sitting outside, although I'd say most are doing what we do, order to go and go :)

Bill, I hope your new home has good food available to buy in restaurants or trucks. Relocating takes time to find all the right places to shop for food or dine in. As the world changes, we learn to adapt. I liked living in Chicago because of all the varieties, especially of European restaurants and food diversity. However, the times I had to go back, all the restaurants I enjoyed, except one were gone. Neighborhoods changed too. 

Here in Texas, it's mostly which Mexican Restaurant do you want to eat at today. I still miss food diversity that I was accustomed to getting. Hence, I don't care to eat out anymore. And the quality isn't there anymore either. Prices are ridiculous and quantities have decreased significantly. Mexican food isn't on the top of my list. Most of our restaurants have indoor and outdoor dining available. I have noticed a lot of stores closed for good after Covid. I make my own meals, and they taste better too.  

It's always nice to get your Tuesday blog posts. I learn something new all the time. Thank you for giving us, the generosity of your time and expertise.

We'll have to learn our new area.  In my brief visits I found a place I really liked, but they closed a bit over a year ago.  I suspect many of the local restaurants fall into the "meh" category, but if we're willing to drive a bit there are some good offerings.  We'll figure it out :)

I used to go to El Paso and Albuquerque on business and miss the good food there.

I'll keep plugging away on Tuesdays :)

It is always interesting to me how people decide on their agent. We have had many repeat clients over the years, I have always worked hard to stay in touch, but have also seen past clients use another agent, even when I know I stayed in touch. And then I have had many people find me on the internet, make an appointment and go ahead and use me to buy their home. As they say, it is much harder to fins new clients than to convert past clients into repeat clients.

Nick, sometimes you have to wonder about the thought process.  A relative become an agent?  A low, low fee?  Something we thought we did right wasn't seen the same by the client?  Hard to know, but it's part of the business.

When I was in search of my next career after being laid off from my job as a bank manager due to a hostile takeover, one of my bank clients, who was a real estate broker, suggested that I look into becoming a real estate agent. 

I though about the negative things I had heard about real estate agents. They were ranked above used car sale people but not by much.

Then I though about several of my bank clients that I know to be real estate agents and whom I respected. They were honest, likable, respectable and why could I not be the same type of real estate agent.

It made my career choice easier.

John, we had very limited direct contact with real estate agents after we got married.  Bouncing around in the Navy, we were base housing or renters.  When I left the Navy and moved to Cincinnati, we were the typical "walk into the office and start working with the duty agent" customers.   It didn't take long to figure out that couple wasn't good, wasn't listening, and was showing us homes we didn't want to see.   We move on to a new couple that were friends, freshly retired and newly minted real estate agents.  We trusted them and things went well.  We've been in the same house for over 30 years, but ready to move on once our new homes is finished.

I still subscribe to the school of making it more challenging to obtain your real estate license to begin with.  I just renewed my licensed for 2 more years and the mandatory 3 hours of Code of Ethics now includes an additional 2-hour Fair Housing cartoon.  I felt less than my extensive career going through the dummied down motions.  Afterall, my profession is not a mirror of The Simpsons.  😲
