🌀Every month, I study both the national and local housing data to understand where we are in this evolving market. The August numbers from Realtor.com really stood out to me — not just for what they said, but for what they signaled.
🏠Here’s what I learned: the summer housing momentum that gave buyers more options is starting to lose steam. Across the country, the number of homes for sale continued to grow for the 22nd straight month — more than 20% higher than a year ago. But at the same time, new listings slowed for the fourth month in a row.
That tells me two things:

More homeowners are staying put, waiting for clarity or for rates to shift again.

Buyers are pausing too, trying to time their next move while inventory builds unevenly.
😮Another interesting data point — the number of homes being pulled off the market (what we call delistings) jumped sharply this summer. Many sellers simply decided not to meet buyers where they are today. That explains why homes are sitting longer — about a week more on average than last August — and why price reductions are becoming more common, especially in the South and West.
To me, this confirms what I’m seeing on the ground here in Santa Fe: we’re transitioning from a fast, seller-dominated market to a more balanced one. Not a crash, not a stall — a reset.
