Hello Devin - I have long believed that many buyers who are diligently looking for their next home have a keen sense of the local real estate market.  They "see" properties and "watch" as some sell quickly as well as take notice of those that languish at times.  Aspirational pricing is akin to hoping for the elusive pie-in-the-sky.  Making those sellers might consider The Big Dipper.  Just sayin'.
