WHAT'S HAPPENING IN YOUR AREA??...Are sales still flying high?

I know that the Hamptons is not always a market that you can compare your market to but I thought I would create an opportunity for you to take a look and see if there are any similarities?

You may have seen my post "NO HOUSE FOR YOU!!--NOW GET OUT! AND DONT COME BACK!!!" about the housing shortage here and I know that it is a similar situation for most real estate markets out there in the real world. In the Hamptons, we are still suffering from lack of affordable housing, and even though inventories have risen, there is a very big void in houses that the average person can afford.

Some things have changed as of the 3rd Quarter of 2025--but not much; in fact it may be the  worst (or Best, depending on your point of view) data yet on this market: Hamptons Q3_2025 Highlights

"The market share of sales above the $5 million threshold was the second highest on record."

I would love to hear how your markets are doing, so please share whatever you can for the 3rd Quarter of 2025--Maybe we are more alike than we are different!

Hello Paula my friend.  I have a great ranch home on the market for $550,000 and only 3 showing since Oct 3.  During a open house on Sunday and lower the price $5000.  Lots of inventory now and buyers keep hoping the interest rates come down.

Hi Will--I think your listing may move now that it looks like there will be three rate cuts until Mar '26! I hope that is true and not just a rumor..

This year, business was off the charts for me!  I have seen it slow down.  I think many were hoping for an interest rate reduction.  My open houses have slowed down.  Buyers are waiting it out a bit, I think.

That's exactly what I think too--it was foolish what the FED did. It may make a difference for this year. It will end up Ok, but just think how it might have been! good luck as we head into the holidays!

Well I'm retired now Paula but I do keep track of market stats in my area.  Seems to me homes are still selling very quickly as this is a well-sought after area.

Hi Anna, Hope your retirement is going well and that you are staying busy--I hear that is one thing that happens after retirement! I think the sales that are reflected in that chart on my post shows that we have a very active market in the higher end properties. I hear my fellow agent, a good friend. just sold a $57 mil house, off market! The high end owners don't want to list their houses to the masses--they all want an off-market buyer for privacy, mostly. Thanks for your input!

Well that makes sense at that much higher level price point than most.  Privacy would be key.  I don't think we've had any home that sold at 57M.  I'll have to check it out.  Maybe.....

New construction is brisk, not so much for re-sales, though, in my opinion, they are a better buy. Southern Utah, especially the St. George, Utah area is very desirable place to live, Paula!

That's pretty much what happens here too--all new construction moves pre-completion and builders are getting very busy right now because of the promise of lower rates.

Paula, your post is proof that all real estate is indeed local. Sales may be brisk in one area may not present the same in another market. Affordability is lacking in many parts of the U.S.A.

Thank you wanda--It could be quite interesting to see how affordability is affecting other market places. I suspect it is more wide-spread than we know...lets hope for more input from voices across the land!

Hi Kathy,

I don't often do posts on the sales activity here in the Hamptons because I don't think it applies to many other areas--But since I am hearing the same refrain from across the country about lack of affordable housing, I thought it would be interesting to hear from other agents just to see if we can get some facts on how wide-spread it really is....could be ammunition for another post too!...thanks for your support!

Thanks for reading and commenting; I am hoping to get a reading of how many areas are NOT negatively affected by overpriced properties...looks like there are none! As long as people continue to pay the higher prices we are not going to see a correction--very dangerous in my humble opinion...

Thank you for the stats. Everybody is holding their collective breaths...The rates need to trend downward significantly before we see the dramatic improvement needed in sales. I hear there is conversation happening about 2 more drops before they are finished--hope that's not just a rumor! have a good week...
