73 homes sold in September in San Marcos’s 2 zip codes (92069 and 92078), the same as for last month. Here are the details:
Single Family Homes Sold
44 (down by 5); 29 Average Days on Market; The Average Sales Price was $1,143,894 (down 8%); Average sale price was 97% of the original asking price.
Condos, Townhomes and Duplexes Sold
29 (up by 5); 33 Average Days on Market; The Average Sales Price was $583,490 (down 7%); Average sale price was 96% of original asking price.
Overall sales volume in September did not change from last month. There were fewer single family homes sold, while condo, townhome and duplex sales increased. The average sales price was lower by 8% for single family homes, and the average price was 7% lower for condos, townhomes, and duplexes. Sales prices in September ranged from $185,000 to $2,650,000.
44 single family homes sold in 2025 compared to 35 in 2024, while there were 8 more condo, townhome and duplex sales in September of 2025 than in 2024. The average sales price for single family homes in 2025 was 10% lower than 1 year ago (while the median was 19% lower than in 2024). Similarly, the average sales price was 20% lower in September 2025 for condos, townhomes and duplexes while the median price shifted down by 18%.
The average time on the market in September was about the same (1 day shorter) for single family homes, and was 4 days shorter for condos, townhomes and duplexes compared to August. 25% of the homes went pending within 1 week or less, more than last month.
While the majority of the home buyers negotiated their sales prices, 34% paid asking price or more. The median sales price of the single family homes was $1,060,000 (down 7% from August), and was 9% lower for condos, townhomes and duplexes at $620,000.

There were 11 San Marcos home for sale at the end of September with an Active Under Contract status, versus 7 last month. These homes are included in the overall Active statistics below.
The San Marcos housing inventory declined by 5%, with 162 homes for sale at the end of the month. List prices range from $299,000 to $3,295,000. There is a supply of 2.5 months for condos, townhomes and duplexes (down from 3.4 months last month), and 1.9 months for single family homes (down from 2 months last month), based on the rate of sales over the last 3 months.
San Marcos is a very strong seller’s market based on supply and demand for single family homes, and is a strong seller’s market for condos, townhomes and duplexes.
72 new listings hit the market in September, down 23% from last month. At the same time the number of homes going pending decreased by 14 to 42, excluding homes that closed escrow in September.
