At this time of year along the Beautiful Colorado River, as the weather cools down and inventory reliably goes up, some opportunists immediately equate that to 'sellers will give away their properties' which more than not is untrue.
Our Bullhead City/Fort Mohave/Mohave Valley/Kingman/Golden Valley regional area is rolling with the changes we have seen year in and year out in our residential market, and right now we have 1.92 months of inventory which is a 'warm, not hot' market!
Many sellers are reducing prices, and listings that would have flown off the shelf are for many reasons expiring. I know this is happening all over the place as sellers recognize the 'Covid hot market' is behind us.
Some agents, concerned about their bottom line, are dealing with buyers I personally would not touch with a ten foot pole.
Buyers who want your commission plus a golden unicorn of a deal, not understanding that most sellers are not distressed, and hell, they don't even have to pay your agent LET ALONE YOU! (Hey, thanks NAR!)
'Buyers' like this are playing and not serious. I'd submit that they probably don't have the money to really get in the game. Some fancy themselves 'wholesalers' and plan to gouge THEIR buyer in concurrent escrows.
We see them coming, but what is always a combination of shocking, insulting and amusing is how some agents try to be a HERO to these UNREASONABLE 'suspect not prospects'!
If seller (WHO IS THE DECISION MAKER) doesn't want the ridiculous deal, that's that. NEXT! You tried. Didn't work. 
But BERATING the seller's agent with rude 'talking points' that will make your eyes roll back into another dimension, and thinking IT'S NEGOTIATING is just counterproductive. For the agent especially. YOU ARE NOT BEING A STRONG NEGOTIATOR.
Just a bulldozing bitch.
We don't have to cooperate with you and you can go on a 'coyote ugly' list. Rip me if you want, but to protect OUR sellers we will put an asterisk next to your name and inform seller 'this is how they play in the sandbox, we can't trust them to behave professionally. Are you willing to take that risk?'
And let our client decide what their threshold of pain is . . .
Listen. Ask anyone. I'm a cream puff to work with. BUT
Don't show me that you're unhinged, desperate or your ego is writing checks your ass can't cash. Future dealings with my clients depend on it.
