Month of Oct.– Unit sales of 38 was 7 sales fewer than prior year, a 15.6% shortfall. Average Sale Price of $410.2k is $53.6k below last year’s $463.4k result, an 11.5% decline. Median Sale Price shortfall was greater than that with a nearly $70k decline from $420.0k to $350.7k this year, a 16.5% reduction. One a cost per sq ft basis things were not nearly as bad. Average Price Per foot was $220.0 vs $224.7 in prior year, a 2.1% decline. Median Price per Sq Ft managed a .7% increase from $221.4 one year ago to $223.0 this month. As important, both the Average and Median price per foot beat the 2025 YTD results of $217.6 and 215.8, respectively. Current inventory is 176 re-sale homes. Looking ahead to November 2025, there are 47 re-sale homes currently contingent or under contract/pending. We will reach & exceed last November’s total of 32 units sold.
Oct. YTD – Unit sales of 393 is 8.4% behind last year’s 429. Average Sale Price and Median Sale Price are down 5.4% & 6.0%, respectively. Please see page 2 regarding price per sq. ft. trend for past three years.
