Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 60 homes, compared to the 57 active listings at the beginning of last month. Fifty three are pre-owned and 7 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 25 single family homes (ranging in price from $425,000 to $4,395,000)
  • 17 condos ($169,500 to $559,000)Zero Lot Patio Home in Addison's Midway Meadows
  • 18 townhomes ($400,000 to $805,000)

Fifty one of the 60 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 43 days, as compared to 93 last month. The median number of days on the market is 43 days, compared to last month's 91 days.  Homes are taking longer to sell.

There are 9 homes in the pending status (waiting to close), compared to the 7 pending homes last month.  All are pre-owned, none are new construction homes. The average number of days on market for all these pending homes is 86 days, with a range of 6 to 304 days. Last month, DOM was 69 days, with a range of 14 to 196.

 Sales

There were 7 closings in October and 17 the previous month. The average list price to sold price ratio is 96.9%, compared to the 99.1% last month. All sold below asking price.

Pre-owned homes: The median number of days on the market for the 6 pre-owned homes that sold was 85 days, while the previous month the median was 25 days. The average number of days on the market was 93 days. The range in October for the previously owned home was 28 day to 196 days. The average price per square foot of all previously owned homes sold is $259.22, down from last month's $264.78.

New construction homes: only one newly built townhome at The Reserve closed. It was on the market for 9 days and sold for $665,900 for a 3 bed, 3 ½ bath townhome.
