The most common question lately has been,
'Should we wait till spring to list our house?'
All kinds of buyers shop in all seasons. It’s a common misconception that most home buyers have school-aged children, and that they only shop for homes during summer vacation. According to the 2024 Zillow Consumer Housing Trends Report, only 36% of buyers have kids under 18 at home, so they’re not limited by school schedules. Buyers searching this time of year are motivated and often moving because of a job relocation, change in financial situation, or change in family needs.
Here are some reasons to list your home for sale during the winter season:
- There are fewer homes on the market. With fewer homes on the market in winter, there’s less competition from other sellers, and a limited inventory for buyers.
- Buyers tend to be more serious during the holidays.
- Buyers may have more time flexibility around the holidays. People tend to take time off work during the winter.
- Interest rates are falling, and buyers want to lock in at a good rate.
- Homebuyers are motivated to capture the tax benefits of buying a home before year-end.
- Home features will show well. The colorful leaves, fall/wiinter decor, and holiday charm can enhance a home’s appearance.
- Holiday staging can help make your home feel inviting to buyers: cozy fireplaces, holiday decor, and holiday scents. There’s something about the holiday season that makes a house feel like home. But don’t go overboard with holiday decorations. Shoppers want to imagine themselves in your home.
A well-priced home can sell quickly, no matter the season.
