Home prices are still increasing. Compared with one year ago, year-to-date, the average list price for Charlotte region homes is up 4.6%, while the average sale price is up 2.7%. Median sale price is up 1.7% year-to-date. Although sales prices have increased at a slower pace in 2025, home prices have not gone down.

3.3 months supply of homes are still keeping Greater Charlotte home sellers in the "driver's seat." As we move closer to the 4 month MSI, which would balance our market, it makes sense to sell while our market still favors sellers. We would need to see 6 months of inventory to have our market be a "buyer's market."
