  • Charlotte region's days on market are up, but year-to-date, homes in the Charlotte region have sold in 49 days, on average. 

  • Closed sales are up year-to-date: 3.6% year-over-year. Pending sales are up 4.6% year-over-year. Clearly, demand is there and homes are selling.

  • Home prices are still increasing.  Compared with one year ago, year-to-date, the average list price for Charlotte region homes is up 4.6%, while the average sale price is up 2.7%. Median sale price is up 1.7% year-to-date. Although sales prices have increased at a slower pace in 2025, home prices have not gone down.

  • 3.3 months supply of homes  are still keeping Greater Charlotte home sellers in the "driver's seat."  As we move closer to the 4 month MSI, which would balance our market, it makes sense to sell while our market still favors sellers. We would need to see 6 months of inventory to have our market be a "buyer's market." 

Are there challenges to selling your home in the remaining two months of 2025? There are. The market is shifting towards balance. Buyers have more bargaining power than we've seen in several years.  Buyers are also more measured and able to shop with less competition and more supply. However, these challenges are not insurmountable.  The right pricing, staging, and marketing are key for sellers in a shifting market.
