How Many Photos can you Upload for your Listings?

Real estate agents in the Denver metro area or surrounding MLS areas that belong to REColorado, are able to enter a total of 50 photos.    In the past several years 20-30 was the limit of photos we could upload.

This won't affect most of our condo listings, as we don't need that many, but on the higher-end luxury sector, this will be very helpful in providing eye candy to buyers.

I was sent a photo of a home in VA by a friend, and there were 98 photos!   That may be over the top?

How many photos are you able to upload into MLS in your area?

Good morning Joan,

We can upload 42 photos. 98 is way over the top!

In Bright MLS we can actually upload 150. Now, that is not the norm in any way. Maybe for a luxury property on a large tract possibly. Most listings have anywhere from 20-50 photos per listing. Even then, several are repetitive. Too many photos can keep showings low if they feel they have seen everything already there is no need to visit.

150 may be over the top too.

In Massachusetts, we can upload up to 42 pictures.  More than enough!

Hi Joan,
50 sounds like plenty. 98 is overkill. I've found that many photos end up being almost identical when so many are allowed. Personally, I think 30 is plenty for any property

I agree, we see many duplicates too, and what's the point?

Wow Joan that is to many photos to have 98 or even 150.  We have 50 now and sometimes that is how to get good pictures of.

Hi Joan... we've been able to upload 48 photos for some years now. Sometimes, I do upload the max and sometimes less -- depends on the property. But it's rare that I upload less than 36 photos.

Hello Joan - I remember a "change" in our MLS at one point where 99 photos could be uploaded to a listing.  "Overkill" is a word that is likely appropriate. Sometimes it was almost comical as some agents seem to "test" the limits of marketing.

I continue to be glad for years spent in real estate practice but also happy those days are a part of the past for countless reasons.

Michael Jacobs and when they CAN put that many photos on, so many are duplicates.  How does that help?    Buyers just stop looking at photos at some point.

Loved this post, Joan Cox! My MLS allows up to 42 images, but that doesn't mean you should. I’ve found that 20 to 25 well-chosen shots tell the story best—too many can feel like déjà vu 😅. Thanks for sharing such a helpful reminder to focus on clarity and impact!
