Hello Chris - proper upfront preparation can be helpful.  Especially for first-time buyers but it can also be useful for those who may have previously completed a transaction.  Although there are some who are well-acquainted with the process, it's not something many, likely most, complete on a regular basis.

Good morning Chris. Hidden costs can be deal killers. We recently bought a home in a town where they have a 3% tax on the total purchase price payable by the buyer. Guess what, the listing agent, selling agent and title company were unaware until closing. Then the HOA wanted 3 months of assessments as a membership buy in. Again everyone were clueless. Could have been a deal killer. As far as using those agents in the future, they are dead to me. Enjoy your day.
