CHARLOTTE LUXURY HOMES MARKET: SEPTEMBER 2025 UPDATE

YEAR-OVER-YEAR TRENDS IN CHARLOTTE REGION'S LUXURY SINGLE FAMILY HOME MARKET

 

The Charlotte region’s luxury homes market experienced strong year-over-year increases in both sale prices and sales activity in October 2025. The average sale price rose more than 6% compared with October 2024, while closed sales were up nearly 8% and pending sales surged close to 20%. These gains point to sustained demand and buyer confidence within the upper-tier market. At the same time, inventory expanded by more than 30%, helping maintain balance even as sales accelerated.

Month-over-month, the market also moved in a positive direction: sales increased, inventory declined slightly, and both new listings and months of supply of inventory were unchanged. Overall, the Charlotte luxury segment continued to demonstrate strength and stability as we entered the final quarter of 2025.  

 

Sale Prices

The luxury segment in the Charlotte region showed improvement in sale prices compared with October one year ago. On a year-to-date basis, prices are up in 2025 versus 2024.

  • Median Sale Price: The median price for luxury homes was $1,392,500, marking an increase of 2.1% compared with October 2024. Year-to-date, the median sale price of $1,400,000 is 1.8% higher than it was for the same time frame one year ago.

  • Average Sale Price: The average sale price improved to $1,707,836, reflecting a 6.1% year-over-year increase. Year-to-date, the average sale price of $1,689,552 is 1.7% higher than it was for the same time frame one year ago.

  • Price Per Square Foot: Buyers paid an average of $395 per square foot, up 1.8% from last year. Year-to-date, the average price per square foot is $398, up 2.1% from the same time frame one year ago.

  • List-to-Sale Price Ratio: The list-to-sale price ratio of 95.6%, declined  from October one year ago.  Year-to-date, the list-to-sale price ratio of 97.7% is down 0.3% compared with the same time frame one year ago.

     

   


Days on Market

Days on market in October 2025 were relatively flat compared with September one year ago. 

  • Median Days on Market: Luxury homes went under contract in a median of  20 days, increasing by three days compared with October one year ago. Year-to-date, median days on market are 10 days, also unchanged from the same time frame one year ago.

  • Average Days on Market: The average days on market increased by 14 days, up 40% to 49 days from 35 days one year ago. Year-to-date, average days on market are 38 days, up 5.6% from the same time frame one year ago.

While average days on market increased to 49 days in October 2025, they were still lower than the 53 days we saw in October in the Charlotte Region across all price points.

 

 


Sales Activity

Transaction volume remains robust with notable increases:

  • Closed Sales: 220 luxury home sales closed in October 2025, up 7.8% from 204 closed home sales in October 2024. Year-to-date, closed home sales are up 14.6% over the same time frame one year ago.

  • Pending Sales: 244 homes went under contract, representing a 19.6% uptick from 244 pending sales in October 2024. Year-to-date, pending sales are up 17.6% over the same time frame one year ago.

More homes are changing hands compared with one year ago, indicating steady buyer confidence.

 

 


Inventory & Months Supply of Inventory

Inventory levels have expanded, but the market remained balanced:

  • Homes for Sale: There were 995 luxury homes on the market in October, up 34.6% compared with October one year ago. Year-to-date the number of homes for sale are up 34.3% compared with the same time frame one year ago.

 

  • Months Supply of Inventory: The months supply of inventory at 4.3 months was up 13.2% year-over-year, keeping the luxury segment within a balanced market range. Year-to-date, the months supply of inventory stands at 4.1 months, up 7.9% from 3.8 months compared with the same time frame one year ago.

 

 


New Listings

Seller activity has remained relatively steady to meet buyer demand:

  • New Listings: 330 new luxury listings hit the market in October 2025, up 24.5% from 265 new listings one year ago. Year-to-date, new listings are up 21.3% from the same time frame one year ago.

Despite the increase in new listings and inventory, increased sales kept the Charlotte Region luxury home market balanced.

 

 


Showing Activity

Showing activity indicates serious buyers are acting quickly.

  • Showings Until Pending: On average, it took 14 showings for a home to go under contract, unchanged from October 2024. Year-to-date, the number of showings until pending declined by one compared with the same time frame one year ago.

  • Showings Per Listing: Listings averaged 4.6 showings, down 4.2% from 4.8 showings per listing in October 2024. Year-to-date, the average number of showings declined 13.3% to 5.2 showings  from 6.0 showings in the same time frame one year ago.

These trends suggest that qualified buyers continue to make buying decisions more quickly and fewer showings are needed to reach a sale.
