November 2025 Challenge for host Lynn B. Friedman CRS Atlanta, GA 404-617-6375, ActiveRain - Second entry.

Hi Ho! Hi Ho! It's dirt away I go!

Throughout my real estate career, I have been fortunate to work with clients who truly appreciated my efforts—sometimes more than I realized. Among these cherished clients are Sherry and John Davis from Flower Mound. Their story stands out as a reminder of the unseen impact we have on others.

Sherry and John were repeat clients of mine, experienced as both buyers and sellers. They were flipping a home when I received a call to assist in the sale of this property. They never lived in this house, and anticipated work that they hadn't seen. Their trust in my guidance and my commitment to their success set the tone for a collaborative and rewarding experience. I fondly remember their willingness to listen and work together, making every step of the process enjoyable.

The Challenge: An Unexpected Hurdle

As luck would have it, the house wasn't on the market long before a buyer's contract was sent our way. Sooner than expected, Sherry and John had a buyer under contract who was represented by their own agent and seeking a VA loan. The VA Home Inspection process is known to be stringent, and I advised my clients on several occasions tasks that needed to be addressed before the house was listed and before the inspector's arrival. Unfortunately, both Sherry and John were overwhelmed with work obligations and could not get away to complete the necessary tasks. With limited time and no opportunity to hire outside help, the situation became urgent. They called me, understandably panicked, worried that the sale might fall through or be delayed. The VA Home Inspector was on his way the very next morning!

Stepping In: Going Above and Beyond

Faced with this challenge, I recognized the importance of ensuring a smooth transaction, not only for my clients but also for the veteran buyer. As a former wife of a Vietnam veteran, I understood firsthand the significance of helping a veteran close on their home without stressful excuses or delays. No Sir is not in the vocabulary of a Veteran. Without hesitation, I rolled up my sleeves, started my day before dawn, and took on the outstanding tasks myself. By the time the VA Home Inspector arrived, everything was in order. The inspection report met the buyer’s expectations, and the sale closed seamlessly.

The Emotional Reward

When I later received an online review from Sherry and John, I was deeply moved. Their words brought me to tears. They made me realize the profound and lasting impact we can have on our clients’ lives by treating all people fairly through understanding, empathy, and integrity. It is easy to focus solely on documents, decor, and meaningless details, but stories like this remind me that every step, every extra effort, and every moment of genuine care makes a difference. This experience reinforced an important lesson. Everything we do in our profession touches the lives of others, sometimes in ways we never anticipate. In real estate, and in life, doing the right thing for the right reasons brings satisfaction and builds lasting relationships. I remain grateful for clients like Sherry and John and for the opportunity to serve, learn, and stand by their side in times of need.

Patricia Feager has helped us find a home 11 years ago that is still our dream home and sell a home that we flipped in just a few days after we put it on the market for way more than hoped to get. She is a person of integrity and someone you can trust with your life investment. She will work hard for you as she did for us. She has even taken a shovel to move dirt away from our foundation, mopped up a leak from a washing machine, and trimmed bushes when we couldn't break away from our jobs to get the home ready for an inspection. She is the best realtor we've ever met. I can't praise her enough.

Hi Patricia... you certainly went above and beyond and I fully understand your reasoning to jump in to make it happen for your clients. I probably would not have rolled up my sleeves, but I would have sent in someone who could.

Patricia Feager I'm fortunate to have a few people in my back pocket to whom I refer a fair amount of business, so if I call last minute they bend over backwards to help me out.

Nina Hollander, Broker - I definitely went above and beyond. By the time I got word the Sellers could get to the house to take care of thing, it was too late to get someone out there to do the work. I did that in 2015. Times were different then.

Good morning Patricia. I am going to borrow the quote "I did not come this far to only come this far". Best one I have heard in a long time. Stepping in you preserved the transaction all wanted to complete. Kudos to you. Enjoy your day.

Wayne Martin - By all means - take the quote. Isn't it clever?

Thank you. I know you would have done whatever you needed to do too.

Good morning Patricia,

Now that is stepping up to the post to ensure your sellers are covered! Due to you the VA inspection went well and you closed without a hitch and the sellers realized it was because of you! Well done!

Brian England - There was no hesitation on my part. I did exactly what needed to be done before the inspector arrive very early in the day. Veterans hold a special place in my heart. They have done so much for the American people and others. It was the least I could do.

Patricia, there are times where our clients don't have the time (or the money) for repairs, but pretty sure I wouldn't have done the work myself, but made some calls.

Joan Cox - If it had been daytime, and there was time, don't you think I or the sellers would have had enough brains to call someone out to do the work?
