Buying a house, getting a home mortgage loan, remember the real estate is always local. 

Home lending should be done locally from banks, credit unions. Folks that live, work and play where the property is located. That are in Maine and know the landscape.

Andrew, that is SO RIGHT!   On occasion on some of my listings, the buyers have chose on-line lenders, and they don't care what date is on the contract, they work at their own timeframe.

Your buyer's, the seller's, your own.

If the financing component is not in sync and a time suck Joan Cox, it all may be for nothing. You and everyone else in the real estate sale do not get to the finish line closing.

OMG..you are right on the money. So many times I see buyers chasing the on-line deals for loans to save and they end up hurting themselves. I believe firmly that Home lending should be done locally from banks, credit unions. They know the area and the TX process. When I see a big box lender and the loan officer is in CA it spells big trouble!

Keep it local. When the buyer says he found an online bank that did not find credit issues that three banks said "no pre approval, no loan for you" to, buckle up. The rejection for the same reasons the local bank could not make the loan at this time.

How to avoid delay or expecting a sale to fly when there are red flags waving all around it means better have a local agent, local lending, local title work, local insurance folks all working together for the same local goal. Success happens Dorie Dillard Austin TX .

So true Brian England. In your area of AZ, you can pick up a phone, make a couple calls, send a text and BOOM.

How did Brian do that task so quickly? He lives where the property is and knows from experience what to do. He is not a stranger to Gilbert AZ and is your local authority of more than just what's for sale, what's it worth questions.

You, the local lenders, title attorneys, insurance agents... all know the lay of the land... the local landscape.
