Love your post the visual chart is very powerful! NYC is high energy, I have 2 granddaughters that live there now and love the pace. That won't always be the case and I expect to see many make a bee line to sunny FL to enjoy the life style!

People change, lifestyles change, and yes, the politics can have an impact on people's view of the city. Let's also remember all the chicken little headlines about the buyer's agent commissions and how it would ruin our business (I expected it would strengthen my business overall- but at the expense of adding more friction to the selling process- both of which became the reality). Well I expect the same is true for the politics. For at least 80 years now NYC has been a balancing act of the most socialist large city in the nation and the most capitalist large city in the nation- and most people don't realize this. We have been out of balance in recent years- and it reflects in our sales prices- a lost decade of growth- but there is one point that sort of got buried in all of this- and The Real Deal covered it. The rental law changes that occurred in 2019 - which NYC real estate business has been fighting ever since- well the receipts are coming due. The 2019 rent law change for rent regulated apartments was restrictive to the point of choking landlords- and a few weeks ago The Real Deal reported that the city's pension funds were invested in funds that invested in these rent regulated apartments and the fund has lost 69% of it's value. This is the retirement funds of teacher's and police and garbagemen- and odds are most don't know about this- but it does highlight that the real estate community experts were not exaggerating just how harmful these policies would be to the city. I do believe this point will be pushed hard on the new mayor- and I think it will at least cause him to move with greater caution and balance as he attempts to fulfill campaign promises. 

Further- yes the rent is too high-but some of this was poorly thought out but popular laws vs. economic reality which is now becoming apparent in the data. The rent is too damn high because of too much poorly thought out regulation. Regulation can solve some problems- but if implemented poorly- it will cause lots of new problems. 

I am but one NY'er and I am not going anywhere, nor are many of the wealthy (and many of them already own in multiple cities anyway). If I do have someone considering Naples- I will gladly include you in my referrals.  


FYI- I got rid of the car 19+ years ago when I left the suburbs for the city,- so I don't worry about parking, Rooftop cocktails are a routine event here, and Citiproof windows ensure our windows block out the taxi and siren sounds, lol.

Renee- having lived in Delray Beach off and on for 30 years, I agree with all you said about FL. Were it not for my family here in Texas, I would probably still be in FL.
