The inspection is like a first date

One of the mistakes that many people make... not just buyers but often their agents as well, is to treat the inspection as a moment in time to "get past".

I like to view the inspection as an opportunity to get acquainted with the property.  Treat it like a first date.  Get to know their quirks and foibles.  What's good, what's bad.  What do you love about your date, and what's going to need some work as you go forward?

Or, worst case scenario, maybe you just need to go your separate ways?  This is a great opportunity to take notes as the inspector walks you through the home and add items to your maintenance schedule.  The inspector tells you that the water heater should be drained once every year or two ... put that on your list.  He tells you that the roof has 3-4 years of life left on it, put that on your "watch" list.  He says the filter on your furnace should be changed every six months (or so) and serviced once or twice a year... ask for a recommendation for a service company and add it to your list.

You can learn a great deal during your inspection, but don't turn your brain off after the inspection is complete.  It should just be a starting point.

I love your analogy of the home inspection and first date.  Very clever!  I agree with you that a home inspection is a great way to get acquainted with the property.  It's after the home inspection to know whether you'd like to take the leap into a future together.

Great advice, I like the way you put it. I always tell clients this is a way to learn what needs to be maintained and when. You might need to start saving for some of the maintenance, like a new roof.

Hi Alan- well said. Some buyers look at the inspection like a pass/fail, or something to "get  past."  But this is part of the buying process you do not want to miss. This can be especially true if you're relocating to the area and may not be familiar with seasonal tasks a homeowner needs to address.

Alan May - This is the perfect analogy and one that clients can appreciate. It will make them think deeper about what's going on with the inspection, things they can life with and what they won't accept. And the best part is, the inspector doesn't work for the real estate agents, the buyers or sellers (at least let's hope not!)

What a common sense approach to home inspections.  I would add focus on safety and structural first and foremost.  Do not nit pik every noted observation by the inspector.

That is an interesting way to look at a home inspections. If done right, the inspection is the road map of the relationship with the items that require periodic attention to stay operable and that will need attention.
