A recent report from the National Association of Realtors reveals a troubling trend: first-time homebuyers now make up just 21% of the market nationwide—a historic low. Even more striking, the average age of a first-time buyer has climbed to 40, up from 38 last year. For communities like Pensacola, Pace, and Gulf Breeze, this signals a growing affordability crisis that threatens the foundation of upward mobility and the dream of homeownership.

With homeowners now holding 43 times more wealth than renters, delayed access to ownership means missed opportunities to build equity. As NAR’s Chief Advocacy Officer Shannon McGahn notes, waiting until age 40 to buy a starter home—rather than 30—can cost a family roughly $150,000 in lost equity. That’s money that could have gone toward retirement, education, or generational wealth.
🛠️ Local Solutions for a National Crisis
Affordability and housing access are top priorities for Realtor® associations across the country, and they’re especially urgent here on the Gulf Coast. In a recent survey, 67% of state and local associations ranked housing availability, affordability, and zoning reform as their top issues for 2025.
To address these challenges, NAR is urging lawmakers at all levels to consider a comprehensive menu of solutions, including:
•     Incentives for local governments to reform zoning and permitting laws that slow down new development
•     Tax breaks to help first-time buyers save for down payments and closing costs
•     Down payment assistance for first-time and first-generation buyers
•     Shared equity lending and assumable mortgage options
•     Credit scoring reform and reduced loan-level price adjustments (LLPAs)
•     Improvements to FHA, USDA, and VA loan programs
•     Strong enforcement of fair housing and lending laws
•     Voluntary homeownership education and counseling programs
