What’s the Neighborhood Like?
Quail Valley was developed beginning in 1969, making it one of the first large-scale master-planned communities in Missouri City. Homes were built between 1969 and 2004 across many different sections, creating a neighborhood with remarkable variety—classic ranch homes, traditional two-story designs, patio homes, waterfront properties, and larger golf-course estates.
Because the development stretched over several decades, Quail Valley had many builders, not just one. Different builders worked in different sections, contributing to the community’s wide range of architectural styles, floor plans, and lot layouts. This builder diversity is a major reason why each section of Quail Valley has its own character, from the established charm of Thunderbird to the custom homes of Glenn Lakes and the distinctive layouts of El Dorado and La Quinta.
Quail Valley is also located next to Lake Olympia, another master-planned community known for its scenic lakes and waterfront properties. Major subdivisions within Quail Valley include El Dorado, Glenn Lakes, La Quinta, and Thunderbird, each offering its own identity within the larger community.

- Municipal Utility District (MUD): Most of Quail Valley falls under the Quail Valley Utility District (QVUD). This district provides water and sewer services to the majority of the community. While the Quail Valley Utility District is the primary district associated with the community, it works alongside several Fort Bend County MUDs in the larger service area. However, homes in Quail Valley typically fall under just one district—usually Quail Valley UD.
