Vista homes search linkVista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a range of housing opportunities, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and a number of 55+ communities.

 

You will also find homes with large lots in rural areas, and in the hills, in some cases offering beautiful views.

 

There are mixed use and agricultural areas in Vista, too. Downtown Vista continues to grow and change, with multiple dining and shopping opportunities and services.  Major commuting routes (e.g., the 15 and 78 freeways) are easily accessible.

 

The Vista Farmers Market, established in 1981, is the longest running farmers market in San Diego. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. You’ll find abundant fresh produce from multiple vendors, artisanal and prepared foods, and much more. It’s well worth visiting!

This information in this report is from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed reliable when this report was written but are not guaranteed.

 

72 homes sold in Vista in August, 20 more than last month (up 38%). Here are the details:

 

Single Family Homes Sold
59 (up by 13); 49 Average Days on Market; The Average Sales Price was $1,134,503 (down 3%); Average sales price was 96% of the original price.

Condos, Townhomes & Duplexes Sold
13 (up by 7); 42 Average Days on Market; The Average Sales Price was $560,590 (down 4%); Average sales price was 97% of the original asking price.

 

The overall volume of sales in August rose substantially from last month. Detached single family home sales declined by 3, while condo, townhome and duplex sales decreased by 2. The average sales price was higher for single family homes, and was also higher for condos, townhomes and duplexes.

 

The average marketing time was significantly longer for single family homes, but was shorter for condos, townhomes and duplexes than last month. Sales prices in August ranged from $360,000 to $3,085,000.

 

Buyers may be curious if Vista homes are selling quickly. The answer is that some do. In August 13 homes (18%) went pending in 1 week or less. So it’s still important for buyers to be ready for quick decisions about touring homes they like and making offers.

 

The majority of buyers, 67%, negotiated their home prices down from asking price. However, 33% paid list price or higher, fewer than last month. It’s important to keep this in mind when planning your offer strategy.

 

The median sales price of single family homes was lower than in July ($1,000,000) at $980,000. The median for condos, townhomes and duplexes decreased from $564,000 last month to $535,000.

The housing inventory dropped modestly, with 154 homes for sale in Vista at the end of August compared to 179 at the end of last month, another decline. Home prices range from $365,888 to $3,499,000.

 

There is a supply of 2 months for single family homes (down from 3 months last month). There is a 4.4 month supply of condos, townhomes and duplexes (up from 3.4 months last month). This is based on the rate of sales over the last 3 months.

 

Vista is a seller’s market based on supply and demand for single family homes, but is trending toward a balanced market for condos, townhomes and duplexes.

 

65 new listings came on the market in August, compared to 88 last month. The number of homes going pending decreased from 50 to 46, excluding the homes that closed escrow in August.

Hi Jeff,

I like how you included not only the statistics but also the context behind them. 

Vista sounds like it offers something for everyone. The long-running farmer's market is certainly a plus.

Your takeaway about buyers needing to be ready to act quickly is spot on. Even in markets where prices fluctuate, desirable homes in good locations still move fast!

Thank you for the kind words Carol Williams  Vista offers a lot of housing options and in general is less expensive than being by the coast yet it's not that far to the beache. The Farmers Market is wonderful and always well attended.
