Ask An Ambassador: Old Newspapers & Blog Posts

Many, many moons ago when I was a plebe at Annapolis, part of our daily responsibility was to take two articles out of the Washington Post or USA Today and be able to discuss them with our upperclassmen.  Maybe you'd be quizzed, maybe you wouldn't, but you'd best be ready just in case!  Add it to the list of the things you had to know on top of the published menu for the next two meals, Navy history, ships and aircraft and all the rest!

Flash forward and it's been a long time since I've had a newspaper delivered to my home.  I maintain a digital subscription, but most of my news and my daily dose of comics now comes online via other websites.

We started blogging on ActiveRain in 2010, and I'm not going to try to determine the exact number of published posts, but it's in excess of 4,000.  Long gone are the days of posting once or twice (or maybe even more) times a day.  With a shift towards evergreen posts and the creation of IDX pages on our Wordpress site to attract clients, I shifted a lot of time previously used for blogging to take care of business for some of the other hats I wear.

But one of the outcomes of having over 4,000 public posts?  The ones found by the public might not be the posts I'd prefer to be found (another subtle reminder that the Internet is now part of your permanent record). 

When you write a lot of posts about a particular community, what gets found might be a post about helping a new construction buyer in 2018 rather than the comprehensive home search page for the community on our IDX site.   Net result, a potential buyer might get the impression that there's still new patio homes being built in Heritage at Miami Bluffs even though the builder wrapped up about 5 years ago.

Just like an old newspaper, an old blog post may not be the best source of current information!  Be ready when those phone calls come in to explain what's current, and what's not.  Keep your personal knowledge of your target markets up to date, and be ready for the quiz!

Back when I opened my first real estate office in 1961, the best place for advertising was in the local newspapers. How times have changed!

We used to have a local paper that was good for advertising new listings and open houses.   That paper folded (no pun intended) quite a few years ago.

Looking back into the past of ActiveRain, the post hijackings were common, and while the social aspect is sometimes missing, I'd prefer to not be hijacked on a public facing post, so trade offs are made.

I am sure that everyone has blog posts from the past that they aren't exactly proud of, but we can often go back and edit those blog posts to be something we are proud of, can we not?

This is such a fitting comparison between those early Annapolis “quizzes” and the constant need to stay up-t0-date in our business! You’re so right that old blog posts, like yesterday’s newspaper, can linger long after the headlines have changed.

We have to remember that the internet is part of our “permanent record.” It’s a good nudge for all of us to review what’s still out there and make sure it reflects today’s market reality. Staying informed, adaptable, and to be ready for the next “pop quiz” 

Perhaps at the bottom of EVERY blog post we should put:
"For the most current (your city & state) real estate news, info, and trends contact (your name and web address)."

First of all Happy Veterans Day Bill and thank you for your service to our country!  That was a great way of teaching new plebes how to stay updated on current news. I'll have to ask Gary if they did that in the Air Force as well.

As for providing 'current' info......I'm totally onboard with that for all agents. Albeit I'm retired now and don't have or feel the need to do so anymore.  I have deleted a lot of posts that simply weren't current and I'm sure there is  a ton more I'd do if I were still active.

We have to watch and track.  I checked one of my main pages last night and found it has slipped to spot 2 on page 1.  No active inventory put us behind a site with less detail, but showing Pending sales.   Waiting for word from our IDX pro on how we get those Pendings showing again.

I suspect the same.  The number of calls we get thinking we're the property managers, when our IDX pages clearly state in the header that we are NOT bears proof that reading the details is often not the norm.

Hi Bill-you make a very good point. I know that when I'm roaming the internet and find an interesting post, I try searching for the date it was written. If I like it, I look for other posts from the author.

I love having evergreen content out there working for us, although sometimes that means going back and revising our IDX searches.  In the middle of that now, apparently in all the MLS changes, some of the field mappings disappeared, so I'm having to reestablish the search criteria back to intended.

Ellie, those evergreen posts and our IDX pages have been our leading source of business for some time.  I'm in the process of revamping our IDX pages now thanks to some unexpected glitches from MLS provider changes, but another few days and I'll be finished wading through the fixes.
