Hello Jean - discovering the reasons behind saying yes (or no) to anything in life can be fascinating (with more than a few frustrating moments thrown in).  In my opinion (as well as observation over the years) a combination of factors goes into real estate decision-making.

Hi Jean,
Yes, many factors go into buying a home, but emotion is definitely at the top of the list. 

I would make one comment about providing amazing photographs and videos online; don't make them so amazing that the prospective buyers are disappointed when they see the property in person.
