Fixing America’s Home Affordability Crisis

The affordability crisis continues to shape the U.S. housing market. The National Association of Realtors®

reports that a lack of available homes is the main reason prices remain high and first-time buyers are locked out.

Experts call for new policies to unlock inventory and encourage construction. That includes revitalizing underused properties, easing zoning rules, and modernizing building methods to speed up home production.

For buyers, this could mean more options and fairer prices in the future. For sellers, it could bring more competition, so those thinking about selling may want to act before new listings flood the market.

Affordable housing isn’t just an economic issue, it’s about restoring opportunity and helping families build wealth.

Until major changes happen, partnering with an experienced local agent is the smartest move to navigate limited inventory.

Good morning Heath. Potential buyers should move forward immediately. If you wait for the government to help, you'll grow old paying rent. Enjoy your day.

Low housing inventory is a problem today. I do not believe housing prices will decline even if we were in a "normal" market. They wouldn't rise as fast. A big portion of the issue is that wages have not kept pace with prices.

A clear, timely message. Inventory is the pressure point, and until supply loosens, affordability will stay strained no matter what rates do. Your note about revitalizing existing properties and shifting zoning is spot on — those are the levers that could actually move the needle. Solid reminder for sellers too: when more homes finally hit the market, today’s advantage won’t last forever.

Inventory has always dictated price and with prices escalating due to so little inventory, it will freeze buyers out for much longer.
