Vista is inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing opportunities, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and a number of 55+ communities.
You will also find homes with large lots in rural areas, and in the hills, in some cases offering beautiful views.
There are mixed use and agricultural areas in Vista as well. Downtown Vista continues to grow and change, with multiple dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are easily accessible.
The Vista Farmers Market is the longest running farmers market in San Diego, established in 1981. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. There’s abundant fresh produce from multiple vendors, artisanal and prepared foods, and much more. It’s well worth visiting!

60 homes sold in Vista in September, 12 fewer sales than last month. Here are the details:
Single Family Homes Sold
48 (down by 11); 38 Average Days on Market; The Average Sales Price was $946,748 (down 17%); Average sales price was 96% of the original price.
Condos, Townhomes & Duplexes Sold
12 (down by 1); 32 Average Days on Market; The Average Sales Price was $560,590 (down 4%); Average sales price was 98% of the original asking price.
The overall volume of sales in September declined from last month. Detached single family home sales declined by 11, while condo, townhome and duplex sales decreased by just 1. The average sales price was lower for single family homes, and was also lower for condos, townhomes and duplexes.
The average marketing time was shorter for single family homes than last month, as it also was for condos, townhomes and duplexes. Sales prices in September ranged from $367,500 to $1,750,000.
Buyers may wonder if Vista homes are selling quickly. The answer is that some do. In September 14 homes (23%) were pending in 7 days or less. Thus it’s still important for buyers to be prepared to make quick decisions about seeing homes they like and making their offers.
The majority of buyers, 65%, negotiated their home prices down from asking price. At the same time 35% paid list price or higher, a little more than last month. It’s important to remember this when planning an offer strategy.
The median sales price of single family homes was 7% lower than in August ($980,000) at $907,000. The median for condos, townhomes and duplexes, however, increased from $535,000 last month to $569,250.
The housing inventory rose slightly, with 156 homes for sale in Vista at the end of September compared to 154 at the end of last month. Home prices range from $415,000 to $3,499,000.

There is a supply of 2.5 months for single family homes (up from 2 months last month). There is a 2.7 month supply of condos, townhomes and duplexes (down from 4.4 months last month). This is based on the rate of sales over the last 3 months.
Vista remains a seller’s market based on supply and demand for single family homes, as it also is for condos, townhomes and duplexes.
77 new listings came on the market in September, compared to 65 last month. The number of homes going pending decreased from 46 to 37, excluding homes that closed escrow in September.
