Escondido Market Report for September 2025

 

California Center for the Arts in Escondido CAEscondido is inland in North San Diego County, about 20 miles east of the beaches. Escondido is bordered by San Marcos, Fallbrook and Valley Center.

The following statistics are from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but are not guaranteed.

 

135 homes sold in September, 32% more sales than last month. Here’s an overview of the activity.

 

Single Family Homes Sold
107 (up 22%); 30 Average Days on Market; Average Sales Price $1,094,393 (down 1%); the Average Sales Price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold
28 (up 100%); 40 Average Days on Market; Average Sales Price $503,585 (down 10%); the Average sales price was 98% of the original asking price.

 

Overall home sales in September rose significantly from last month. There were more single family home sales, and twice as many condo, townhome and duplex sales. The average sales price was slightly lower for single family homes, and was also lower for condos, townhomes and duplexes, compared to August.

 

The marketing time was 5 days shorter for single family homes compared to August, but was 2 weeks longer for condos, townhomes and duplexes. Sales prices ranged from $282,500 to $2,350,000.

 

A little more than half of the buyers negotiated their purchase prices, while 48% paid list price or higher for their new homes. Buyer competition continues to affect sales prices.

 

A number of buyers made quick decisions to tour homes and make offers, with 26% of the homes going pending in 1 week or less, a little more than last month.

 

The median sales price of the detached single family homes was about the same as last month ($950,000), at $955,000. The median price for condos, townhomes and duplexes dropped 4% from last month to $490,000.

 

There were 16 Escondido homes on the market with an Active Under Contract Status, compared to 15 last month. These are included in the following statistics.

At the end of September there were 284 homes for sale in Escondido, a decrease of 13% from last month (325). List prices for September range from $299,000 to $17,000,000 (there is also 1 time share condo listed for $3,000).

 

This translates to an inventory of 3.1 months for condos, townhomes and duplexes (down from 4.8 months last month). There is a 2.3 month supply of single family detached homes (down from 2.9 months last month), based on the rate of sales over the last 3 months. Escondido remains a seller’s market for buyers of single family homes as well as for condos, townhomes and duplexes.

 

128 homes were listed in the market in September, a drop from last month (148). Similarly, the number of homes going pending decreased, from 108 last month to 85, excluding those homes that closed escrow in September.
