Here’s a summary of the Cardiff real estate market for October 2025 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 14 homes sold in October, a big jump by 9 from last month.
Single Family Homes Sold
10 (up by 7); 45 Average Days on Market; Average Sales Price was $2,196,000 (up 22%); the Average Sales Price was 91% of the original asking price.
Condos, Townhomes & Duplexes Sold
4 (up by 2); 41 Days on Market; Average Sale Price was $2,412,500 (down 3%); the Average Sales Price was 96% of the original asking price.
The overall volume of Cardiff sales rose significantly from last month. Single family detached home sales increased by 7, while condo, townhome and duplex sales doubled. Sales prices ranged from $845,000 to $4,200,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of October, the same as in September.
At the end of October there were 16 homes for sale in Cardiff, down by 4 from September. 11 of these are single family detached homes. Listings range in price from $858,000 to $5,000,000.
There are 1.7 months of inventory for single family homes (down from 2.2 months last month), and a supply of 1.9 months for condos, townhomes and duplexes (down from 2.6 months last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea housing is a very strong seller’s market for single family homes, and a strong seller’s market for condos, townhomes and duplexes based on current supply and demand.

5 of the 14 (36%) homes sold for asking price or higher. 4 homes went pending within 7 days. Days on the market decreased from last month for single family homes, while average time on the market increased substantially for condos, townhomes and duplexes.
9 listings came on the market in October, compared to 11 in September. 4 homes went pending in October (excluding the homes that closed escrow), compared to 9 last month.
