Madison County KY Market Snapshot: Strong Prices & Steady Momentum

By
Real Estate Agent with Todd & Company KY | BHHS Foster Realtors

This week’s Madison County real estate market update highlights a healthy blend of fresh inventory, solid buyer activity, and strong price performance, great indicators for both agents and clients.

We saw 28 new listings hit the market, keeping inventory flowing at a stable rate. At the same time, 17 homes sold, demonstrating consistent buyer engagement across the county.

The average Days on Market of 32 days shows that homes are still moving at a respectable pace, especially those priced and prepared well. For many of us representing sellers, this reinforces the importance of strategic pricing and professional presentation.

The median sold price landed at $265,000, continuing the trend of stable values in Madison County homes. But the standout number this week is the 103.02% sold-to-list ratio. Homes selling above asking underscores strong buyer demand and continued competitiveness, valuable information for anyone listing in the current climate.

As the best realtor in Madison County KY, I’m seeing firsthand how these conditions shape pricing strategy, offer strength, and timelines for both sides of the transaction.

If you’re an agent watching similar trends or working with buyers and sellers looking for opportunities in Madison County real estate, I’d love to compare notes.
